HomeMy WebLinkAboutStaff Report~l STAFF REPORT Item: Consideration of a Preliminary Plat of Brazos Village, a 14.98 acre subdivision located at the southwest corner of SH b and Birmingham Road and containing an extension of Longmire Drive south to Graham Road. (Planning Case No. 97-304) Item Summary: This. property currently has A-O, Agricultural zoning on it which has been the case since annexation. The intended uses for lots in the subdivision are for commerciaUindustrial uses like those found in the C-2 zoning district. There are to be 6 lots ranging in size from 2.12 acres to 3.45 acres. The plat shows the extension ofLongmire Drive through the property as a minor arterial.. The property is bound by Birmingham on the north (collector) and Graham on the south (minor arterial). The zoning ordinance grants the Commission discretion to require streetscaping along collector roadways.. The presubmission conference staff recommends streetscaping be required on Birmingham along with the other two arterials.. The recommendation was. also that any plantings be installed along each roadway with the development of each lot rather than at the time of plat filing. Policy Issue Statement: Civic Pride -Citizens benefit from well-planned, attractive residential and commercial .areas, and from preserving historic areas.. Transportation/Mobility -Citizens benefit from the ability to move into, out of, and within College Station in a safe and efficient manner. This plat impacts the policies relative to appearance and streetscaping. Item Background: Not applicable. Budgetary & Financial Summary: The City will be responsible for the maintenance of all public infrastructure upon completion. and acceptance of the subdivision.. Staff Recommendations: Staff recommends approval with the comments in the presubmission conference report. Note that this includes streetscaping alongBirmingham in keeping with policy regarding streetscaping of commercial collector roadways. A rezoning request will follow in the near future and any approval of this preliminary plat should be made contingent upon a successful rezoning as .well.
