Staff met and reviewed this preliminary. plat on Friday, January 31, 1997 and determined that
this plat was not ready for PRC review. The following items still need to be addressed.•
Ordinance Requirements:
Show the phasing of the proposed development including the timing of Schaffer Drive and
how the areas to the east will remain open at all times.
Show the loop between Hasselt and Aster that was required as part of the zoning.
_ Note the landscape buffer that is required along the east of the loop between Hasselt and
Aster. (Has the developer met with the adjacent. homeowners concerning this buffer?)
Show the existing right-of-way .width for Arnold Road and the width of the proposed
dedication. (Clearly show what is planned for this area including the connection between
Schaffer Drive and Arnold Road and access to lots 11 20 of block 11.) Are there plans to
extend the hike & bike. trail in this area? What happens to Arnold Road from the existing
Schaffer Road to where it begins on the plat?
Note the existing Schaffer Road as "Formerly Schaffer Road".
Provide a legend showing the curve data.
Provide a basis of bearing for the survey.
_ Show the .adjacent :property configurations and include the subdivision names and/or
owners including the current zoning.
Does floodplain exist on the subject property. (Show or note the floodplain location.)
Clearly designate the boundary of block 8 and note the proposed use.
_ Clearly designate the boundaries of the variable width drainage and public utility
"easement" instead of right-of--way. (It is difficult to determine the property that is
included in this easement.)
_ Note the volume and page. number of the existing utility easement that is shown through
the center of the drainage easement and elsewhere throughout the site.
_ The 25' wide Streetscape Reserve is not necessary unless it is desired by the developer.
Streetscape is required along the Graham Road frontage and along both sides of Schaffer
Drive. These plantings may be allowed within a 10' easement or within the right-of--way
with P.LP. approval. Note the maintenance responsibility of these plantings as well as
other common areas throughout the site.
Correct South Graham Road to "Graham Road".

_ Verify. that the following lots meet the minimum 70' width lot dimension for duplex
development. at the front setbackliner
Lots 10 and 11 of block 1; and,
Lots 4 and 5 of block 7.
_ The 911 Emergency Division has requested that the following street names be changed:
Willow Rock
_ Sun Meadow
Willow Pond
Clover Ridge
Hackberry Bluff from the existing Schaffer Road to Clover Ridge
Comments/Concerns:
The details of the required .emergency access and landscape buffer will be required with
the final plat.
_ Coordinate electrical service details with Electrical Operations Coordinator Tony
Michalsky at .(409} 764-3660.
_ Coordinate telephone service details and necessary easements with G.T.E. Representative
Laverne Akin at (409} 821-4723.
