Actually, Vern they are outside the ROW in this case. They will be maintained by the HOA as will the
island in the middle. Even though they are a private improvement, I'd appreciate if you keep an eya; on
the island during construction to make sure the areas for the parking spaces are being built and at the
dimensions shown on the plans.. If you see something amiss please let us know over in DS and we°II
take care of it with Steve Ardan. Thanks

That's right.: I don't want to tie the plat to it since it's private, although-the plat is approved as part of the
rezoning as well. We'll hold CO's. I was just wondering if when your guys. inspect the street if you notice
these areas don't appear to be there,. let us know. If they are there, if your guys could just see that they
look about the right width we'd appreciate it.

They are private facilities & we do not inspect that stuff. We will. look to see that they are there. I don't
think that we could require them to bond them out or hold the plat up since they are private. Since it is a
condition of the PUD zone, I figure that CO's would be held until the parking is in.

There is not a plan that shows how many spaces there are. There are 5 parking areas shown that scale
to be 38', 45', 36', 29', and 3T. At 9' per parking space, that comes out to be about 20 parking spaces.

The Master Development Plan indicates the street name of the loop street to be: Rhineland Loop,
and the Final Plat as submitted, changes the street name to Cecilia Loop. T'he owner requested the
name. change because the loop street is .directly across from Cecilia Court in Phase Twelve.

Exact location, dimensions, .name and legal description of all existing or recorded streets,
alleys, reservations, easements or other R.O.W. within the subdivision, intersecting or
contiguous~with boundary or forming boundary with accurate dimensions, bearings or
deflection angles and radii, area, center angle, degree of curvature, tangent distance and
length ofali curves.
Same information for proposed streets, alleys, etc. as preliminary plats.
Lot corner markers and survey monuments (by symbol) and tied to basic survey data.
Street, alley, and sidewalk plans, profiles and sections, with specifications and detail cost
estimates.
Sanitary sewer plat with 2 foot contours, plan and profile lines, showing depth and grades,
with cost estimates.
Water line :plat showing fire hydrants, valves, etc. with specifications and a detailed cost
estimate.
Storm drainage system plat with 2 foot contours, street lines, inlets, storm sewer and
drainage channels,`with profiles .and sections, and showing drainage and runoff areas, and
runoff based on 5, 10, and 25 year rain intensity. Detail drainage structure design and
channel lining design if used, with specification and detail cost estimate.
Streetlighting plan showing location of lights, design, and with specifications anti detail cost
estimate.
Submit a statement addressing any differences between the final plat and approved Master
Prelirrunary Plat & Plan.
Indicate any variances requested and reasons for same.
Are there impact fees associated with this development?
Add a general note that no private sewage facility may be installed on any lot in this
subdivision without the issuance of a license by the Brazos County Health Unit under the
provisions of the. private facility. regulations adopted by the Commissioners Court of Brazos
County, pursuant to the provisions of Section 21.004 of the Texas Water Code.

Dear Shirley:
Attached please find the following items on the above referenced final plat submittal:
1. Completed Application
2. Filing Fee of $200.00
3. Ten {10) folded blueline prints
4. Paid Tax Certificate (copy of certificate for'96 taxes from previous submittal)
5. Statement of Difference between final plat and Master Development Plan
The construction plans and drainage analysis were submitted with the Phases. Eleven
and Twelve submittals.
As always, I will submit the signed mylar as soon as any staff required revisions
have been completed. Please notify me of the date and time of PRC. It is my understanding
that this plat will, be considered by the Planning and Zoning Commission on Thursday,
December 18, 1997.
