Item: Consideration of a proposed final plat for Woodcreek Se n Eight encompassing 3.767
acres zoned PUD-2 located on the east side of Stonebrook D ' e and Wilshire Court intersection.

Item Summary; This final plat is proposed as a P cd Unit Development similar to Woodcreek
Phase 7 which is located across Stonebrook Dri along the existing Wilshire Court. This
development will create 13 PUD lots around a east extension of Wilshire Court.

Water: Water service is being extended within this subdivision to provide service and
fire protection.
Sewer: There is adequate. capacity in existing. city mains to service this development.
Streets: The applicant is proposing to continue Wilshire Court across Stonebrook Drive
as shown on the plat. Approximately 0.5 acres of public right-of--way is being. dedicated
with this plat.
Off-site Easements:. None.
.Sidewalks: No sidewalks are proposed with this subdivision.
Drainage: The. applicant is providing a stormwater detention. facility with this
subdivision that will be owned and maintained by the Homeowner's Association.
Flood Plain:. The latest Federal Emergency Management Agency (FEMA) Flood
Insurance .Rate Maps show that no portion of the subdivision is located within the
Regulatory 100 Year Floodplain.
Oversize request: None.
Parkland Dedication: Parkland dedication has been done with previous phases of
Woodcreek.
