STAFF REPORT
Item: Consideration of a proposed final plat for Edelweiss Estates Phase 6-B. A 7.771
acre tract located on he north side of Mortier Drive, just east. of the intersection of
Mortier Drive and Wellborn Road. (Case No. 97-241).
Item Summary: This. final plat consists of 39 single family lots, located on a looped
residential .street, Marielene Circle.
Policy Issue,Statement:
Civic.. Pride Citizens benefit from well-planned, attractive residential and
commercial areas, and from :preserving historic. areas.
Item Background:. This final. plat conforms with the approved Master Preliminary Plat
of Edelweiss Estates Subdivision. A staff review of this plat. requested only one additional
easement, which has been provided.

Water: Water service is being extended into. the subdivision from Mortier
Drive.
Sewer: Sanitary sewer is also being extended into the property to serve all lots.
Streets:_ Marielene Circle will be constructed with this plat to provide access to
all lots. This. street is a 28' wide residential treet contained within a 50' right-of-
way.
Off-Site Easements: None required.
Sidewalks:. A idewalk is provided along one side of Marielene Circle.
Drainage: A drainage report has been approved for the proposed development.
This platted .area will drain to the regional detention facility at Mortier and
Victoria.
Flood Plain; According to FEMA Flood Hazard Maps, this property is not
located within the 100-year flood plain.
Oversize Request:: The applicant is not requesting oversize participation with
this plat.
Park Land Dedication: Parkland dedication has already been satisfied for this
plat.
Impact Fees: Impact fees are payable prior to filing of this final plat. They are
calculated at $289.T7/lot, for a total of $11,301.03.
