STAFF REPORT
Item: Consideration of a proposed replat of 1.744 acre Lot 2, Block A of Eastmark
Phase II located at the northeast corner of the Central Park Lane and Southwest Parkway
intersection. (Case No. 97-240).
Item Summary: The applicant is proposing to divide Lot 2 into 2 separate lots. Lot 2A
encompasses an area currently occupied by an existing office. building. and Lot 2B will be
an undeveloped lot which the applicant is planning to sell.

Water: Water service. is available from a 12 inch waterline located on the north
side of Southwest Parkway.
Sewer: Sanitary sewer service is currently available to Lot 2A and is being
extended to Lot 2B with this. replat.
Streets: No new streets .are proposed with. this replat.
Off-Site Easements: Not applicable.
Sidewalks: No sidewalks are required or proposed.
Drainage: Detention will be handled at time of site plan review.
Flood Plain: According to FEMA Flood Hazard Maps, this. property is not
located within the 100-year flood plain.
Oversize Request: The applicant is not requesting: oversize .participation with
this plat.
