Burton Creek :Line. The ,controlling section has. only 22,4 gpm i available according to the model also gave them a copy of the calcs done for Steve Homeyer on the first request showing the combined estimations of the 2 sites. Based on the information at hand, it appeared that the existing line would handle the 4 acre A-P tract but not the 8 acre C-B tract as well. '~ However I showed them a copy of the fax from. Fain McDougal that showed much larger flows that estimated by the design manual or model either one. suggested that whey sort. out what the flows would be and let us know. Stuart also wanted to look through the CDM reports that were prepared for the Comp plan. I told him I would find them and set them out front to be Looked through. end p.s. MEMQ TO: City of Caliege Station Development Services ATTN: Steve Homeyer FROM: Fred Paine a June 3, 1997 RE: Sanitary Sewer lmpact Analysis for the 8.471 & 4.242 acre Wheeler tracts Last weep we briefly discussed the applied flow rates generated by the subject tracts. You mentioned the existing 8" line has 22.4 gpm existing in the fine. I am unclear as to if this is the flow carried by the line currently ar if this is remaining capacity within the line., if there is capacity not being utilized in this line could you clarify and notify us of any cirt:umstances that may have allocated sewer usa e previously, g l have found out that the proposed develapmen-t of the Q..242 acre tract wil! be far an office/computing facility. With the City's estimate of usage being 5,46 m for this tract, would it be possible to sewer to the existing 8" line? gp The 8.471 acre tract generates 116 gpm according to City estimates. It is my understanding that a new. line will need to be constructed. by the Owner of the tract to accommodate this flaw. We are needing to find out the point to which the Owner will be required to cortistruct this new line, That is, where existing City lines have enough capacity to accept the flow. We are needing this information as .soon as possible t4 determine the feasibility of the development of the 8.471 acre tract. Kli R~: Conditions for filing final plat of Wh eler Subdivision, Phase one learned. this morning that a requirement #ar filing the final plat is FEMA approval of the LOMB. I have several concerns about this requirement: 1 } We have gone through a very long., approval process and the requirement to secure FEMA aipproval has never been mentioned. The staff report far the subdivision, dated September 17, 1997, indicated that we submit. to the city the FEMA application, not that we secure FEMA approval. ~) FEMA is only concerned with insurable structures. iQCated within the floodplain. The building setback requirements on University .and Lincoln preclude the placement of a building within.. the majority of the floodplain shown on the final plat. 31 The site plan which you have art file far the Marriat Suites shows no insurable structures within or near the flaodplain. 4) The WSEI as shown on the final plat are applicable only to insurable structures and not site improvements.. In summary, vve see na valid reasons to make the #iing of the plat contingent on FEMA approval of the MR. P 1~' :Shirley Volk Re Development Agreement for Wheeler tract -Reply aged From: Veronica Morgan To: JKEE~City of College Station.City Hall, "jonathan~... bate: 9/26/97 T0:53AM Subject: Re: Development Agreement for Wheeler tract -Reply hi john, this is veronica morgan...i'll be one of the engineer's working on this project. the purpose of the easement is to cover the creek to allow emergency maintenance access..if you are going to modify the creek, you can alter the easement with it. i realize timing is probably critical and you dont want to do a bunch of paperwork that will have to be redone once the development occurs. i just need to assure-that the drainage way is covered by an easement. if you can give me some better idea of timing perhaps i can figure out an alternate way to do this so we dont have to' abandon and easement and at the same time get the right of emergency access that we need. veronica »> "Jonathan H. I received. a copy of the Staff Notes and the. only comment of any concern was the request for a drainage easment for the existing creek on lot 2 (eastern tract).. My concern is flexibility again:. If you remember the siteplan, the MicroAge building will back up to that .creek. We will most likely have to modify the bank of the creek in order to facilitate that building ..placement.: Also, in the future they may want the ability to move the flow tine (still on the property) in order to gain land for expansion. (This final plat will only go to the City Council if the applicant chooses to appeal the Plantung and Zotung Commission's decision.) Provide a drainage easement for the .existing creek across lot 2, block 1. (The minimum width for any drainage easement for an open. channel. is the design. top width of the channel plus 5' from edge of one side plus 15' from the edge of the other side..) Correct the arrow designations for the 1.00 year. floodplain as it crosses University Drive. _ Staff had a question regarding the WSEL 287 elevation shown across the floodplain on Phase Two.. General note #4 should reference the LOMR/LOMA. _ Provide the LO1VtR/LOMA application to City staff by Wednesday, September 24, 1997. Once approved by staff, the applicant is responsible for all necessary FEMA application fees. Comments/Concerns: _ Coordinate electrical details. with Electrical Operations.
