Item: Consideration of a proposed final plat for Churchill Estates, Lots 1-4, Block 1, 0.5
acres on the southeast .side of Banks Street between. Chappel Street & Churchill Street.
All four lots are zoned R-1. (Case No. 97-236).
Item Summary: The developer is proposing to subdivide this lot into 4 single family
residential lots.
Policy Issue Statement:
Civic Pride Citizens benefit from well-planned, attractive residential and
commercial areas, and from preserving historic areas.
Item Background: This property is exemptfrom preliminary platting since it has been in
its current configuration of 1 lot. prior to the adoption of he City of College Station
subdivision regulations.

Water: Water service is being extended to and through the property within a
public utility easement along-the .southeast side of Banks Street.
Sewer:. Sanitary sewer service is available on the northwest side of Banks Street.
Streets: No new streets are proposed with this final plat; however 0.0225 acres
ofright-of--way is being dedicated along the south side of Churchill Street.

Sidewalks: No sidewalks are required or proposed.-
Drainage: A drainage report has been approved for the proposed development.
