This letter should give guidance regarding the water and sewer service for the proposed
development of 4 residential lots fronting on Banks street. A 6" water line should be extended
across Banks street to the proposed development.. This 6" line should be extended to the end of the
property at the intersection of Banks and Churchill. Leave a 6" valve with a short length of
plugged pipe at the above mentioned intersection so that the City can extend the water line to
Tarnow Street in the future. The City of College Station requests that the construction plans for
this water line extension show a Fire hydrant to be installed by the City of College Station'at the
intersection of Banks and Churchill. Please note on the plans for the contractor to contact Tony
Hawley at 764-3435 at least 24 hours prior to the need for fire hydrant installation.
The City of College Station as part of a capital improvements project is planning to extend the 6
inch water line from the proposed development to Tarnow Street. As a part of this project the City
will be abandoning the existing 2 inch line on the North side of Banks Street. To facilitate this
project, the City is requesting that service taps be placed on the construction documents for the new
6 inch line. Lawrence Carter will be sending you a map showing where these additional service
taps will be located.

Ordinance Requirements:
Replace the "Approval of the City Engineer and City Planner" signature block with the
"Approval of the City Engineer" signature block.
Add a signature block for the Planning and Zoning Commission.
Parkland dedication in the amount of $675 ($225 x 3 units) will be required prior to the
plat being filed for record.
Remove the second sentence in general note #1 pertaining to the 10' side street setback
requirement.
Remove general note #3.
Submit paid tax certificates.

just talked with him to get him started in the right direction. basically, what you told him was. correct,
shirley, since wer are dealing with three intact lots with no illegal subdivisions in and of themselves.
cautioned him about any possible utility coordination problems if he .gets permits before replatting. he's
going to get a surveyor involved to help them_ in their work.

Randy (CD) just called and asked ME (of all people).the. following question: If one owner owns 3 lots but
wants to build only 2 houses on those 3 lots must he replat? My answer was that 1 think that owner can
build over lot lines, but before he sells either house, he must replat. Would one of you please either
verify or correct my answer. Thanks.
