STAFF REPORT
Item: Consideration of two proposed final plats, one for Edelweiss Estates Phase 11
(Case No. 97-234), .approximately 9.5 acres, composed of 24 single family residential lots
and the other for Edelweiss Estates: Phase 12 (Case No. 97-235), approximately 7.8 acres,
composed of 15 single family residential ots. Both phases arelocated south ofInnsbrook
Circle and west of Rock Prairie. Elementary School.
Item Summary: There have been some changes to lot orientations and street locations
.from the master preliminary plat for Edelweiss Estates. These changes do not affect any
future phases.
Policy Issue Statement:
Civic Pride-Citizens benefit from well-planned, attractive residential and
.commercial areas, and. from .preserving historic. areas.
Item Background: These two plats are part of a larger masterplan subdivision known as
Edelweiss Estates which extends from Rock Prairie Road to Graham Road and north to
the southernmost portion of Southwood Valley. These new phases represent the
continued development along the north side of Rock Prairie Road now that the extension
of Rock. Prairie. Road is completed..

Staff Recommendations: Staff recommends approval of the final plat with staff
comments.

ENGINEERING
Water: Water infrastructure is proposed as a part of these subdivisions.
Sewer: Sewer infrastructure is proposed as a part of these subdivisions.
Streets: Several new streets will be constructed :with these subdivisions. Phase
11 will construct Catering Lane,. a 50' right-of--way. residential street, and. a
significantportion of Edelweiss.Avenue, a 60' right-of--way collector. Phase 12
will construct Cecilia Court, a 50' .right-of--way cul-de-sac, and a portion of
Edelweiss Avenue, a 60' right-of--way collector.
Off: Site Easements: Not applicable..
Sidewalks: A six foot concrete sidewalk is proposed along both sides of
Edelweiss Avenue. A four foot concrete sidewalk is proposed along one side of
Catering Lane.
Drainage: A drainage report has: been submitted and is being reviewed by staff.
Runoff from this subdivision will be captured by storm drains and conveyed via
storm sewer to a detention'facility that has been .designed to serve Phases 10A,
lOB, 11, 12, 13 and 15.
Flood Plain: According to FEMA Flood Hazard Maps, this property is not
located within the 100-year flood. plain.
Oversize Request: The applicant is not requesting oversize participation-with
either of these plats.
Park Land Dedication: Has been previously dedicated with other phases as
Westchester Park. This park is located to the west of Rock Prairie Elementary.
Impact Fees:. Not applicable.
