STAFF REPORT
Item: Consideration of a proposed final plat for Holleman & Welsh. Addition, Lot 5,
Block 1, a 1.323 acre lot on the east side of Welsh Avenue just south of the intersection of
Holleman and Welsh. (Case No. 97-233).
Item Summary: The developer is proposing to final plat this lot for immediate
development.
Policy Issue Statement:
Civic Pride Citizens benefit from well-planned, attractive residential and
commercial areas, and from preserving historic areas.
Item Background: A preliminary plat was approved for this property a few years ago.
This final plat conforms with that approved preliminary plat. A Presubmssion Conference
! was held on October 8, 1997 for this `item. Several staff comments were made at this
time. All of those comments have been addressed.

ENGINEERING
Water. Water service is existing along the frontage of the property along Welsh
Avenue and is adequate to serve .the development.
Sewer: Sanitary sewer is not currently available :and will be extended with this
plat to the rear of the property through the: offsite public utility easement.
Streets:. No new streets are proposed with this final plat.
Off-Site Easements: One offsite easement is required with this plat and is being
dedicated on the Wozencraft property to the rear. This is necessary for this lots
sewerand storm sewer infrastructure.
Sidewalks: Sidewalks are existing along Welsh Avenue.
Drainage: A drainage report has been approved for the proposed development.
Flood Plain: According to FEMA Flood Hazard. Maps, this property is not
located within the 100-year .flood plain.
Oversize Request:. The applicant is not. requesting oversize participation with
this_plat.
Park Land Dedications N/A
Impact Fees:: Not applicable.
