STAFF REPORT
Item: Consideration of a Final Plat for Edelweiss Estates Phase 4-B.
(Planning Case. No. 97-2.15}
Item Summary:.. This plat is located along the west side of Edelweiss Estates Phase 4-A
and south of the Devonshire Subdivision. The purpose of this plat is to subdivide .11.9
acres into fifty (50) R-1 Single Family lots.
A Presubmission Conference was not held for this plat. There .were several comments
identified in "Staff Notes" that were prepared and sent to the applicant. These notes are
attached as supporting material.
Policy Issue Statement: This plat provides for the following Council Visions for the 21st
Century:
Trans~ortaton/Mobility -Citizens benefit from .the ability to .move into, out of, and
within College Station in a safe and efficient manner.
Civic Pride -Citizens benefit from well-planned, attractive residential and
commercial areas, .and from preserving historic areas.
Item Background: Not applicable.
Budgetary& Financial Summary: The City will be responsible for the maintenance of
all public infrastructure upon completion and acceptance of the subdivision.
Staff Recommendations: Staff recommends approval of this plat with .the condition that
all "StaffNotes" are addressed.
City Attorney Recommendation /Comments: Not .applicable..
Related Advisory Board Recommendations: Not applicable.
Commission Action Options: Approve with direction as to "Staff Notes" or Deny the
Final Plat.

Water:. Water is available .through existing lines that will be extended into this
property.
Sewer: Sewer is available through existing lines that will be extended into this
property.
Streets: This plat dedicates the right-of--way for Graz Drive and the remaining
portion of Vienna Drive. A portion of the existing North Graham Road will need
to be abandoned from Victoria Avenue to Edelweiss Avenue in Edelweiss
Estates Phase 8. In order to abandon the North .Graham right-of--way, the
effected lots in Devonshire will need to be a part of this. plat.
Off-Site Easements: Not applicable.
Sidewalks: The developer will be responsible for constructing sidewalks on both
sides of Edelweiss Drive and on one side of Vienna and Graz to connect with
existing sidewalks.
Drainage: The drainage requirements for this property'have .been reviewed for
compliance with .City ordinances.
Flood Plain: According to FEMA Flood Hazard Maps, this property is not
located within the 100-year flood plain.
Oversize Request: Not applicable.
Park Land Dedication: Not .applicable.
Impact `Fees: There are sewer. impact fees associated with this plat in the
amount of $14,488.50 (50 lots x $289.77 per lot).
