Item: Consideration of a Final Plat for The Business Center at College Station, Phase II
(Planning Case No. 97 214)
Item Summary: This plat is located along the east side of State Highway 6 south of The
Business Center at College Station, Phase I. The purpose of this plat is to subdivide 34.7
acres into one (1) M-1.Planned Industrial lot.
A Presubmission .Conference was not held. for this plat. There were several comments
identified. in "Staff Notes" that were prepared and sent to the applicant.. These notes are
attached as supporting material.
Policy Issue Statement: This plat .provides for the following. Council. Visions for the 21st
Century:
Transportation/Mobility -Citizens benefit from the ability to move into, out of, and
within College Station in a safe and efficient manner.
Employment/ProsperitX -Citizens benefit from an .environment that is conducive to
providing diverse employment, opportunity.
Civic Pride -Citizens benefit from well-planned, attractive residential and
commercial areas, and from preserving historic areas.
Item Background: Not applicable.
Budgetary. & Financial .Summary: The City will construct and maintain all public
infrastructure associated with this plat.
Staff Recommendations: Staff recommends approval of this plat with the condition that
all "StaffNotes" are addressed.

Related Advisory Board Recommendations: Not applicable.
Commission Action Options: Approve with .direction as to "Staff Notes" or Deny the
Final Plat.

Water: Water is available through existing lines that will be extended into this
property.
Sewer: Sewer is available through existing lines that will be extended into this
property.
Streets: This. plat dedicates the right-of--way for Gateway Boulevard and the
extension of Lakeway Drive.
Off-Site Easements: Not applicable.
Sidewalks: The City will be responsible for constructing a sidewalk system.
within The Business Center.
Drainage: The drainage requirements for this property will be reviewed for
compliance with City ordinances.
Flood Plain: According to FEMA Flood Hazard Maps and. information
provided by the engineer, this property is located within the 100-year flood plain.
