Addition. Attached is a copy of the final .plat of lot 2, block 1. Since this plat is identical to the preliminary plat, it will not be scheduled for PRC review. Please return any comments to me by noon on Fnday, May 2, 1997 so that I can get with Garrett Engineering on the revisions. This plat is scheduled for review by the Planning and Zoning Commission on Thursday, May 15, 1997. Case #97 213 Ordinance Requirements: _ Include the remainder oflot 2 of the T.J. Addition (this remainder is shown as lot 1 on the master preliminary plat). This lot must be incorporated with the final plat since it is also being subdivided.. _ Show the additional right-of-way dedication along the Sebesta Road frontage as shown on .the preliminary plat. _ Is there floodplain on the property? If so, show the location. If not, provide a general note. _ Is the 20' drainage and public utility easement along the northernmost property line that runs between lots 2 and 3 proposed or existing? Clarify and note the volume and page number of the. off-site easement. _ Modify the title block to accurately describe the proposed subdivision to include the resubdivision of the T.J. Addition. Provide a 10' public utility easement along the frontage of State Highway 6 Frontage Road and Sebesta Road for utility service. Comments/Concerns: _ Coordinate electrical service details .with Electrical Operations Coordinator Tony Mchalsky at (409) 764-3b60. _ Coordinate telephone service details and necessary easements with G.T.E.
