Subject: Pleasant Forest Subdivision
The asphalt paving in the Pleasant Forest Subdivision is not acceptable to the City. in its current condition.
I :believe that if fails to comply.with the specifications in several respects.
We agree to follow the findings and recommendations, .regarding the condition and remedy of any found
defects, of an independent registered engineer after his inspection and evaluation of the pavement.
The Citgwill file the Pleasant Forest Subdivision plat under the following conditions.
L Schieffer Construction`willrnake the recommended repairs as quickly as possible.
2. No Certificates of Occupancy (CO's) will be issued for lots in the Pleasant Forest Subdivision until
either said repairs are made or a bond has been posted by Schieffer Construction to cover the estimated
~~~ cost of the repairs.
3. The owner/developer will make withholding CO's until pavement repairs are made a condition of the
;sale of lots in the PleasantForest Subdivision.
4. A copy of the deed of sale indicating the restriction on CO's will be supplied to the College Station

SUBJECT: Final Plat - Pleasant Forest Subdivision; proposed subdivision totaling 11.43
acres divided into 39 single family residential lots located along s side of
State Highway 6 between the Crystal Park Plaza and Mile Drive (97-212)
A Presubmission Conference meeting was held Wednesday, March 19, 1997 to discuss the above
mentioned finalplat. The following is a list of ordinance requirements identified by the
Presubmission Conference. This list does not relieve the applicant of total compliance with
all current ordinances.
Discretionary Item:
_ The Planning and. Zoning Commission has the discretion to require pedestrian access to
the proposed common area. The Conference recommended that this access be provided
through lot 35 within the proposed 15' public utility easement. The pedestrian access
must be a minimum of a 10' easement with a 4' sidewalk.
Ordinance Reauirements:
_ Show all utility easements as "public utility easement".
_ Submit paid tax certificates. for the subject property.
_ The final plat is not a minor plat and must be considered by the Planning and Zoning
Commission.. Provide a signature block for the. Commission...and modify the City
Engineer's signature block accordingly (by removing the City Planner).
_ Change the interior lines of the subject property so that the boundary of the final plat is
clear.

not a "replat".
_ Parkland dedication fee of $225 per dwelling unit for a total of $8,775 is required prior to
filing the plat for record.
Provide public utility easements .for the sanitary .sewer line along lots 10 and 28.

COMMISSION PACKETS FOR THE MEETING OF THURSDAY, APRIL 3, 1997 AT 7:00
P.M. IN THE CITY HALL COUNCIL ROOM AT 1101 TEXAS AVENUE SOUTH,
COLLEGE STATION, TEXAS.
