Item: Consideration of a Final Plat. for the Pleasant Forest Subdivision.
(Planning Case No. 97-212)
Item Summary: This plat is .located along the west side of State Highway 6 between
Crystal Park Plaza. and Mile Drive. The purpose of this plat is to subdivide 11.4 acres into
thirty-nine (39) R-L Single Family lots.
A Presubmission Conference was held on .March 19, 1997 and several comments were
addressed at .that meeting. This report is attached as supporting material.
Policy Issue Statement: This plat provides for the following Council Visions for the 21st
Century:
TransPortation/Mobility -Citizens benefit from the. ability to move.into, out'of, and
within College Station in a safe and efficient manner.
Civic Pride -Citizens benefit from well-planned, attractive residential and
commercial areas, and from preserving historic areas.
Item Background: Not applicable.
Budgetary & Financial Summary: The City will be responsible for the maintenance of
all public infrastructure upon completion and acceptance of the subdivision.
Staff Recommendations: Staff recommends approval of this plat with the condition that
all Presubmission Conference comments are addressed.
City Attorney Recommendation /Comments: Not applicable.
Related Advisory Board Recommendations: The Presubmission Conference Report is
attached and approval is recommended with those comments.
Commission Action Options:. Approve with direction as to presubmission notes or Deny
the Final Plat.

ENGINEERING
Water: Water is available through existing -lines that will be extended into this
property.
Sewer: Sewer is available through existing lines. that will be extended into this
property.
Streets: This plat dedicates the right-of--way for Pleasant Forest and Pleasant
Grove Drives. Both of .these streets are designed according to residential
standards and will provide for internal circulation.
Off-Site Easements: Not applicable.
Sidewalks: .:The developer will. be responsible for constructing a sidewalk along
one side of both Pleasant Forest and Pleasant Grove Drives.
Drainage: The drainage requirements for this property are being reviewed for
compliance with City ordinances.
Flood Plain: According to FEMA Flood Hazard Maps and information
provided by the engineer of record, this property is not located within the 100-
year flood plain.
Oversize Request: The developer is not requesting. oversize participation with
this plat.
Park Land Dedication: Park land dedication for this plat will be required in the
amount of $8,775.00:.($225.00 per lot x 391ots).
Impact Fees: There are. no impact fees associated with this plat.
