Dear Steve:
When the development agreement was initiated, the timing or
development order of the Edelweiss subdivision was unknown and so the
City inserted a provision preventing issuance of building permits
north of Rock Prairie Rd until after. construction. completion of Rock
Prairie Rd. Fortunately, for the City and the Edelweiss subdivision
construction of -Rock Prairie Rd is occurring earlier in the
development process than might have been contemplated initially. With
the street construction now underway the City has na risk that Begonia
Corporation would develop around this important collector. We are
therefore requesting the City wave the provision in the original
development agreement that would limit building permit to after
completion of Rock Prairie Rd.
Construction of Rock; Prairie Rd is proceeding at a good rate,
considering the weather since the construction contract was signed.
By the end of next week all of the. large storm sewer will be in place.
Water taps into the large thirty inch line -and the. street right-of- way
is scraped.. Because of the scope arf the project, the street will
probably be completed just after the completion of phase 10-B on the
north side of Rock Prairie school _

SUBJECT: Final Plat -Edelweiss Estates Phase 10-B; proposed subdivision totaling 11:68 acres divided
into 25 single., familyresidential lots located along the north side of Rock Prairie Road.(97-211)
A Presubmission Conference meeting was held Wednesday, March 19, T997 to discuss the above
mentioned final plat. The following is a list of ordinance requirements identified by the Presubmission
Conference. This list does not relieve the applicant of total compliance with all current ordinances.
Discretionary Items:
The .Commission has the discretion to require Streetscape along Mint Avenue; however, the
Conference recommended that it not. be required in this location.

_ Note the volume and page number of the off-site 10' easement along the rear of lots 14 - 24.
_ Change he datein the title block to reflect March, 1997.
Comments/Concerns:
Final plat approval will be conditioned upon the execution of an amended development agreement
concerning the phasing of the Edelweiss. Estates .Subdivision.
