Item: Consideration of a Final Plat for the Brazos Village Subdivision. (Planning Case
No. 97-207)
Item Summary: This plat is located within the boundaries of Rock Prairie Road, State
Highway 6, Birmingham Road and the Columbia Medical .Center. The. purpose of this plat
is to subdivide 27.5 acres into eleven (11) C-2 Commercial Industrial lots.
A Presubmission Conference was held on February 5, 1997 and several comments were
addressed at that meeting. This report is attached as supporting material.
Policy Issue Statement:. This plat provides for the following Council Visions for the 21st
Century:
Trans~ortation/Mohility -Citizens benefit from the ability to move into, out of, and
within College Station in a safe andefficient manner.
Civic Pride -Citizens. benefit from well-planned, attractive residential and
commercial areas, and from preserving historic areas.
Item Background: This property was included in the TAC Realty Subdivision
Preliminary Plat, therefore a final plat could be submitted.
Budgetary & Financial Summary: The City will be responsible for the maintenance of
all public infrastructure upon completion and acceptance of the subdivision.
Staff Recommendations: Staff recommends approval of this plat with the condition that
a1T Presubmission Conference comments. are addressed.
City Attorney Recommendation /Comments: Not applicable.
Related Advisory Board Recommendations: The;Presubmission Conference Report is
.attached and approval is recommended with those comments.
Commission Action .Options: Approve with direction as to presubmission notes or Deny
the Final Plat.

ENGINEERING
Water: Water is available through existing lines :that will be extended into this
proPem'•
Sewer: Sewer is available through existing lines. that will be extended into this
property.
Streets: This plat has access to Rock Prairie Road, Birmingham Road, the State
Highway. 6 Frontage Road and the. proposed extension of Longmire Drive. The
shared .access points shown on the plat were determined using the Driveway
Access Location and Design Policy. In addition, this-plat dedicates the right-of-
way for the Longmire Drive extension and the Rock Prairie Road right-turn lane.
Off--Site Easements: Not applicable.
Sidewalks: The developer will be responsible for constructing sidewalks along
the Longmire Drive extension.
Drainage: The detentionrequirementsfor each lot will be addressed at the time
of site plan review. The developer is proposing to construct a storm drain system
that would allow the lots to discharge a portion of their storm water without
detention. This proposed release of storm water will be reviewed with the
construction drawings submitted as part of the final plat.
Flood Plain:. According to FEMA FIRM maps, this property is not located
within the 100-year flood plain.
Oversize Request: The developer is not requesting oversize participation with
this plat.
Park Land Dedication: Park land dedication is required for residential
development. and therefore, does not apply to this subdivision,
Impact Fees: There are no impact fees associated with this plat.
