Item: Consideration of a Final Plat (Replat) for the Brittain Court Addition (97-203)
Item Summary: This is a replat of Block 2, Regency South and is being renamed to the Brittain Court
Addition. The purpose of the plat is to subdivide 2.82 acres into ten duplex lots. This plat is located on
Brothers Boulevard approximately. one block southwest of Texas Avenue South. A Presubmission
Conference was held on December 30,1996 and several minor comments. were addressed at that meeting.
The applicant has addressed the Council signature block comment, the floodplain comment, and the
owner is scheduled to sign the plat prior to the Planning & Zoning Commission meeting. Lots 4-7 do not
meet the minimum 70' lot width at the front building line for duplex development. A variance to this
requirement is scheduled for. the Zoning Board of Adjustment on January 14th, The decision from this
meeting will be available at the P&Z meeting.
Policy Issue Statement: This replat is consistent with the Ciry's policies.
Budgetary & Financial Summary: The Ciry will take on maintenance costs of Brittain Court, and all
public infrastructure once constructed and accepted.
City Attorney Recommendations: N/A
Staff Recommendations: Staff recommends approval of this replat with the conditions that the
remaining Presubmission Conference comments be resolved and the minimum lot width variance is
granted.
