ABOVE ITEMS MUST BE RECEIVED IN THE PLANNING DEPARTMENT AT LEAST 22
DAYS PRIOR TO PLANNING & ZONING COMMISSION MEETING. REGULAR
COMMISSION MEETINGS ARE HELD THE FIRST AND THIRD THURSDAYS OF EACH
MONTH.
If a petition for rezoning is denied by the City Council, another application for rezoning shall not be
filed within a period of 180 days from the date of denial, except with permission of the Planning &
Zoning Commission or City Council.

Ordinance No. 1638 (the Zoning Ordinance) requires the applicant to furnish the following
information:

1.) List the changed or changing conditions in the area or in the City which make this zone change
necessary.
In recent years the land along the East By-Pass has begun to develop,
specifi ca llv, car dealerships have moved en masse to the East By-Pass. It appears
the east side of the East-By-Pass from State Hwy 30 north to University Drive will
develop as C-2.
2.) Indicate whether or not this zone change is in accordance with the Comprehensive Plan. If it is not,
explain why the Plan is incorrect.
Yes it is in compliance with the draft HOK Plan, which shows regional retail.
3.) List any other reasons to support this zone change.
The east side <6fi the East By-Pass has turned more to regional shopping business
area rather than local service business. The infra-structure (roads, water,
sanitary sewer) are in place or available to serve.aC-2 zoning district.
The applicant has prepared this application and certifies that the facts stated herein and exhibits attached
hereto are true and correct.
