Ordinance No. 1638 (the Zoning Ordinance) requires the applicant to furnish the following information:
1.) List the changed or changing conditions in the area or in the City which make this zone change
necessary .
COlDPrehensive Plan (new one) reflects area to be mostly apartlllents. This area
is becoming one of the focal areas of the City due in part to the George Bush
Presidential Librarv. Reed Arena. etc. This is a verv minor zone chane:e as most

1ndustr1al uses ... 1n the heart of COllege Station, as zoned,> are inappropriate.
2.) Indicate whether or not this zone change is in accordance with the Comprehensive Plan. If it is not,
explain why the Plan is incorrect.
Mostly, tbe existing.and.contemplated.Land Use Plans reflect. zoning uses for apartments
on all the hardintersection>corners of Holleman & Wellborn. The Plan is not
practical.dueto existingnew.conveniellce stores on the. corners, the railroad tracts
and'tbe need for so:....e.mixed support developments.

comprehensivelY for the area .. and~ave. studied the area extensively to this end.
We are platting appropriate buffer > zones and believe our proposed developments
will look better and work better than what exist or otherwise. planned in the area.
