ZONING DISTRICT INFORMATION SUMMARY

Existing R~l Single Familv Residential:
Proposed C-B Business Commercial:
PERMITTED USES:
PURPOSE: This district is intended as an
alternative to general commercial districts in
areas where certain commercial uses may be
appropriate, but where more intensive uses of
the land may not be compatible with the
surrounding character. Only limited outside
business activity is allowed. Outside business
activity is defined as outside display of
merchandise for sale but does not include
outside storage of merchandise. Outside
business activity locations are permitted only
in areas no farther then 50 feet from the is
located and are not allowed in areas out in the
parking lot. Outside business activity is not
permitted within 50 feet from any adjacent
roadway.
PURPOSE: This district includes lands
subdivided for single family residential
purposes and associated uses. This district is
designed to provide sufficient, suitable
residential neighborhoods, protected from
incompatible uses, provided with necessary
facilities and services.

Home occupations.

Administrative/professional offices.
Alcoholic beverage sales (retail).
Art studio or gallery.
Cleaner (no on-site cleaning).
Dance or music school.
Domestic . household and office . equipment

Hotel/motel.
Personal service shop.
Radio or TV station or studio (no towers).
Restaurant.
Retail sales.
Theater or motion picture house.
Other uses may be considered by the
Commission.
Proposed A -P Administrative Professional:
PURPOSE: This district would accommodate
selected commercial businesses which provide
a service rather than sell products, either retail
or wholesale. The uses allowed have relatively
low traffic generation and require limited
location identification.
Administrative offices.
Art studio or gallery.
Business, music, dance, or commercial
schools.
Financial. institutions.
Doctor or dentist offices.
Government offices.
Offices, professional or service.
Photographer's studio.
Radio, TV station (no towers).
PUblic parking lot for operating vehicles.
Real estate office.
Small recycling collection facilities.
Travel agency or tourist bureau.
Other personal service shops.
PROIllBITED USES:
Convenience Store.
Gasoline and service stations.

Dear Ms. Sabine,
I would like to raise some concerns with regard to rezoning requests from R-l Single
Family Residential to either A-P or C-B. The city should honor its commitment that if this
area was zoned R-l that rezoning of this area should not be permitted, particularly in this
case. For example, some of us purchased our homes in the Post Oak Forest Homeowners
Association with the understanding that this area would remain a single family residential
area. To change this area to A-P or CoB now is rather disturbing, A'd.nacent to the Post Oak
Forest Homeowners Association, the changing from R-l to A-P woukf mean that now instead
of a home next to us you can now have a recycling collection facility, an adult video store,
theater, or a liquor store. I would find this rather objectionable.
The background on how this is occurring raises some questions. The resideni"s had an
estate with a very nice living area, particularly since it was zoned R-l around them. Now
they have decided to move to another residence, they would like to get the most money for
their property regardless of what happens to the other residents of this community.
Converting this area from R-l to A-Por CoB is rather extreme and should be denied, This is
not a proposal that is in the best interest of the community but primarily a money factor so
that the present owner can obtain maximum money for their property when they move out.
The city should honor its commitment and leave this area zoned R-l. The request for
rezoning should be denied.

Dear Ms. McCall,
The legislature is in Session, therefore I will be unable to attend the May 8th hearing on rezoning
the comers of Lincoln and University Drive East.
My wife and I fully understand the importance of fully utilizing one's property. We have no
objection to rezoning both properties to AP, Administrative Professional. We are against CB,
Business and Commercial. One only has to look at Briarcrest Drive in Bryan to see why College
Station should not follow the same line of planning.
High speed and heavy traffic is a problem at subject comers. University Drive is a high profile
corridor to Texas A&M University and George Bush Library. Traffic will increase when the
Library opens this fall. If you check the number of accidents at these comers in recent years it
will give you an idea of existing problems. Scott and White Clinic has had its share of accidents.
College Station's economic future is in the area of high-tech. We thi~1c maintaining continuity in
this area will enhance property value for the owner, attracting high-tech businesses.
