AN ORDINANCE REZONING A 17.62 ACRE TRACT OF LAND CONSISTING OF LOTS ONE (1)
AND lWO (2), BLOCKlWO (2), BELMONT PLACE, SECTION ONE (1), IN TIm CITY OF
COLLEGE StATION, BRAZOS CO{JNTIt, TEXAS" CONVEYED TO OWNERS, UNITED .
CENTRAL BANK, FIRST AMERICAN BANK. AND TAC REALlY, INC., BY DEJ3IjRECORDED .
IN VOLUME 816, PAGE 681, OF THE DEED RECORDS, BRAZOS COUNTY, TEXAS, AND 8.48
ACRE.AND 6.50 ACRE TRACTS SITUATED IN THE CITY OF COLLEGE .STATION, BRAZOS
COUNTY, TEXAS, CONVEYED TO OWNERS, UNITED cENTRAL BANK, FIRST AMERICAN
BANK, AND TAC REALlY, INC., BY DEED RECORDED IN VOLUME 1080, PAGE 170, OF THE
DEED RECORDS, BRAZOS COUNTY, TEXAS FROM A-O, AGRlCULTURE-OPEN SPACE, TO M-
1, PLANNED INDUSTRIAL.
WHEREAS,on April 24, 1997, the City Council of the City of College Station, Texas convened and,
pursuant to notices prescribed by law, held a public hearing with regard to the application for rezoning of a
17.62 acre tract ofland consisting of Lots One (1) and Two (2), Block Two (2), BelmontPlace, Section
One (1), in the City of College Station, Brazos County, Texas, conveyed to Owners, United Central Bank,
First American Bank, and TAC Realty, Inc., by deed recorded in Volume 816, Page 681, of the Deed
Records, Brazos County, Texas; and 8.48 acre and 6.50 acre tracts of land situated in the City of College
Station, Brazos County, Texas, conveyed to Owners, United Central Bank, First American Bank, And
TAC Realty, Inc., by deed recorded in Volume 1080, Page 170, of the Deed Records, Brazos County,
Texas and more particularly described by metes and bounds as follows:
COMMENCING at a W' iron rod found and accepted for the most northerly comer of said
Lot 1, said monument being the common point of said Lot and the right-of-way of Texas
State Highway 6as recorded in Volume 572, page 570, of the Official Records of Brazos
County, Texas.
TIlENCE, leaving said point of beginning, and continuing for the following seven (7)
courses:
1) S 43001' 34" E, 237.09'
2) S 460 28' 46"W, 419.07'
3) S 32018' 49" E, 313.13'
4) N 400 47' 27" E, 664.80'
5) N 4go 12' 33" E, 509.64'
6) S 560 19' 13" W, 438.72'
7) S 4go 12' 33" E, 308.39'
THENCE, along said Northerly line of said Lots 1 and 2, North 560 19' 13" W, 1598.16'
to the point of beginning and containing 17.26 acres of land more or less.
WHEREAS, the above-described property is currently zoned A-O, Agriculture-Open Space and the current
use is as vacant land~
WHEREAS, the current owners of theabove-described property, United Central Bank, First American
Bank, and TAC Realty, Inc., have applied for rezoning of the property to M-l, Planned Industrial;

WHEREAS, the City Council of the City of College Station, Texas, heard evidence that the planned use of
the above-described property is light industrial; . .'
WHEREAS, the City Council of the City of College Station, Texas, heard evidence of the above-described
property's proximity to Texas Highway 6~
WHEREAS, the City Council of the City of College Station, Texas heard evidence of other commercially
zoned properties in the area of the above-described property; and
WHEREAS, the City Council of the City of College Station, Texas heard evidence that rezoning the above-
described property is in accordance with the City's Comprehensive Plan for development;
NOW, THEREFORE, BE IT ORDAINED BY THE CI1Y COUNCIL OF THE CITY OF COLLEGE
STATION, TEXAS, that the above-described property is rezoned to M-l, Planned Industrial, effective
immediately.
