Item: Public hearing and consideration of a rezoning of 17.3 acres located in the southwest
quadrant of State Highway 6 and Birmingham intersection from interim A-O Agricultural Open to
M-l Planned IndustriaL (Planning Case No. 97-103)
Item Summary: The requested rezoning is in compliance with the comprehensive plan for this are
both in terms of land use and thoroughfares. The rezoning will also be compatible with the
proposed plans to create an industrial and commercial subdivision in the area (the first phase of
which has been approved by the Commission).
Policy Issue Statement:
Civic Pride - Citizens benefit from well-planned, attractive residential and
commercial areas, and from preserving historic areas.
TransportationIMobility - Citizens benefit from the ability to move into, out of,
and within College Station in a safe and efficient manner.
Item Background: The subject property is the second phase of the Brazos Village subdivision,
which will be a commercial and light industrial development containing several separately platted
lots. The proposal for the entire area would include all of the vacant land between the City's
Utility Service Center and the Highway 6 Bypass and between Rock Prairie Road and Graham
Road for a grand total of just under 30 acres. The completion of both Phases will include the
extension of Longmire through it to Graham Road.
The subdivision plat for Phase I (12 acres of the 30) has been approved by the Commission and is
scheduled for Council in ApriL That phase was already zoned C-2 CommerciallIndustrial and a
rezoning was not required for approval of that development.

Water: Water is available through existing lines that will be extended into this
property.
Sewer: Sewer is available through existing lines that will be extended into this
property.
Streets: There is a preliminary and final plat associated with this rezoning. The plat
dedicates the right-of-way for the extension of Longmire Drive from Birmingham Road
to Graham Road. This plat is part of a two phased development that will extend
Longmire from Rock Prairie to Graham.
Off-site Easements: As part of the platting process, off-site easements may be required
to facilitate the necessary infrastructure.
Sidewalks: Sidewalk requirements will be addressed with the final plat.
Drainage: Drainage requirements will be addressed with the final plat.
Flood Plain: According to FEMA Flood Hazard Maps, this property is not located
within the 100-year flood plain.
Oversize request: Oversize participation is not being requested with this subdivision.
Parkland Dedication: None required of nonresidential subdivisions.
Impact Fees: This property is not located within an impact fee area.
