ORDINANCE NO. 2235
AN ORDINANCE REZONING A 2.981 ACRE TRACT BEING LOT FOURTEEN (14), BLOCK T OF
UNIVERSITY PARK SECTION II SUBDMSION SITUATED IN COLLEGE STATION, BRAZOS
COUNTY, TEXAS, CONVEYED TO OWNER, NIC INVESTMENTS, BY DEED RECORDED IN
VOLUME 629, PAGE 495, OF THE DEED RECORDS, BRAZOS COUNTY, TEXAS, FROM A-P,
ADMINISTRATIVE-PROFESSIONAL TO C-B, BUSINESS-COMMERCIAL.
WHEREAS, on March 13, 1997, the City Council of the City of College Station, Texas convened and,
pursuant to notices prescribed by law, held a public hearing with regard to the application for rezoning of a
2.981 acre tract of land being Lot Fourteen (14), Block T, of University Park Section II Subdivision
situated in the City of College Station, Brazos County, Texas, conveyed to Owner, NIC Investments, by
deed recorded in Volume 629, Page 495, of the Deed Records, Brazos County, Texas.
WHEREAS, the above-described property is currently zoned A-P, Administrative-Professional, and the
current use is as vacant land;
WHEREAS, the current owner of the above-described property, NIC Investments, has applied for rezoning
of the property to C-B, Business-Commercial;
WHEREAS, rezoning the above-described lot from A-P, Administrative-Professional to C-B, Business
Commercial, would allowthe owner to develop the property as a Quality Suite Motel;
WHEREAS, the current owner of the above-described property has agreed to install a twenty foot (20')
landscape buffer across the northern property line adjacent to the R-4 zoning line;
WHEREAS, the City Council of the City of College Station, Texas, heard evidence that two tracts west of
the above-described lot have already been rezoned from R-4, ApartmentlLow Density and A-P,
Administrative-Professional to C-B, Business-Commercial; and
WHEREAS, the City Council of the City of College Station, Texas heard evidence that rezoning the above-
described lot forC-B, Business-Commercial is better suited for a gateway location;
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF COLLEGE
STATION, TEXAS, that the above-described property is rezoned to C-B, Business-Commercial, effective
immediately.
