WOODCREEK SECTION EIGHT
3.767 ACRES
Being all that certain tract or parcel ofland lying and being situated in the THOMAS CARUTHERS
LEAGUE, A-9 in College Station, Brazos County, Texas and being a portion of the tract of land
called 21.32 Acres out of Tract No.5, said Tract No.5 being part of the 88.52 acres conveyed by
the Federal Deposit Insurance Corporation (FDIC), in its capacity as Liquidator of the First Bank &
Trust, Bryan Texas to TAC REALTY, INC. by Special Warranty Deed Volume 1157, Page 194 of
the Official Records of Brazos County, Texas and being more particularly described by metes and
bounds as follows:
BEGINNING: at a found 1/2-inch iron rod marking.the common south comer of Lots 13 and 14,
Block Twelve,Woodcreek Section Three, as shown by plat recorded in Volume 959, Page 797 of
the Official Records of Brazos County, Texas;
THENCE: S 44021' 22" E along the lower northeast line of the said 21.32 acre tract, said line also
being the southwest line of the Robert E. and MargueriteH. Carroll tract as recorded in Volume 105,
Page 114 and Volume 122, Page 636, ofthe Brazos County Deed Records for a distance of352.26
feet to a found 112-inch iron rod for comer;
THENCE:. S 33041' 57" W continuing along the common line of the said 21.J2 acre tract and the
Carron tract for a distance of324.26 feet to a found 112-inch iron rod for comer, said iron rod also
marking the east comer of a 1.00 acre T.A.c. Realty, Inc. tract as described in Volume 1295, Page
98 Qfthe Official Records of Brazos County, Texas;
THENCE: N 84007' 02" W along the common line of said 21.32 acre and 1.00 acre tracts for a
distance of274.21 feet to a set 112-inch iron rod in the southeast right-of-way line of Stone brook
Drive (based on a 60-foot wide public dedication recorded in Volume 1308, Page 281;
THENCE:. N 050 521 58" E along the said line of Stonebrook Drive for a distance of429.66 feet to
a set 112-inch iron rod for the Point of Curvature of a curve to the left;
THENCE: 60.96 feet along the arc of said curve having a central angle of 020 23' 56", a radius of
1455.99 feet, a tangent of30.48 feet and aloIlg chord bearing N 040 41' 15" E ala distance of60.95
feet to a found 112-inch iron rod for comer;
THENCE: N 880 02' 22" E for a distance of 157.48 feet to the POINT OF BEGINNING and
containing 3.767 acres ofland, more or less.
