NOTICE OF PUBLIC HEARING:
The College Station City Council will hold a public hearing to consider a rezoning request for
approximately 3.8 acres located along the east right-of-way line of Stonebrook Drive and to the
immediate south of Woodcreek Section Three, from R-1 Single Family Residential to PUD-2 Planned
Unit Development.
The hearing will be held in the Council Room of the College Station City Hall, 1101 Texas Avenue at
the 7:00 p.m. meeting of the Council on Thursday, March 13, 1997.
Any request for sign interpretive services for the hearing impaired must be made 48 hours before the

The College Station Planning and Zoning Commission will hold a public hearing to consider a rezoning
request for approximately 3.8 acres located along the east right-of-way line of Stonebrook Drive and to
the immediate south of Woodcreek Section Three, from R-1 Single Family Residential to PUD-2
Planned Unit Development.
The hearing will be held in the Council Room of the College Station City Hall, 1101 Texas Avenue at
the 7:00 p.m. meeting of the Commission on Thursday, February 20, 1997.

Re:Rezoning request in the Woodcreek Subdivision.
NOTICE OF PUBLIC HEARING
This is to notify you that the City of College Station has received a rezoning request for the following
property:
Subiect Property: Woodcreek Section 8, approximately 3.8 acres located along the east
right-of-way line of Stone brook Drive and to the south of Wood creek 3.
(See attached location map.)
Proposed Zoning: From R-1 Single Family Residential
To PUD-2 Planned Unit Development
The Planned Unit Development District is designed to provide for small and large scale developments
incorporating a single type or a vlUiety of residential and related uses which are planned and developed
as a unit. Such developments may consist of individual lots or may have conunon building sites.
Common land located within the Planned Unit Development must be an essential and a major element of
the plan which is related to and effects the long-term value of the homes and other development. A
planned unit shall be a separate entity with a distinct character in harmony with the surrounding
development. The purpose of thePUD zoning district is to permit such flexibility and to provide
performance criteria which can result in planned developments which produce:
1. A maximum choice in the type of environment and living available to the public;
2. Open space and recreation areas;
3. A pattern of development which preserves trees, outstanding natural topography and
geologic features, and prevents soil erosion;
4. A creative approach to the use of land and related physical development;
5. An efficient use of . land resulting in smaller networks of utilities and streets, thereby
lowering housing costs;
6. An environment of stable character in harmony with surrounding development;
7. A more desirable environment than would be possible through strict application of other
sections or districts in this ordinance.
The Planning and Zoning Commission will hold a public hearing on Thursday, February 20, 1997 to
consider the rezoning. The City COuncil will also hold a public hearing to consider the request on
Thursday, March 13, 1997. Both hearings will be held at 7:00 p.m. in the City Hall Council Room
located at 1101 Texas Avenue South, College Station, Texas.
All owners of the subject property and property owners within 200 feet of the subject property have
received notification of this request. Any request for sign interpretive services for the hearing impaired
