subdivision and for that limited purpose only, Any activity related to the limited purposes stated
above shall be conducted at no expense to Grantor (except as a member of the Association), at
reasonable times, and in the sole judgment and discretion of -the" Association.
SAVE AND EXCEPT, that the Grantor, his heirs. and assigns, hereby .reserve all the
rights, powers, and privileges with respect to such Easement, as follows:
The easement, rights, andprivileges granted. by this conveyance are nonexclusive,- and
Grantor reserves and retains the right. to .convey similar rights and easements to such other
persons as Grantor may deem proper.
Grantee shall hold harmless, defend, and indemnify ,Grantor against any suits, liabilities,
claims, demands, or damages, including but not limited to personal injuries and attorneys' fees,
arising from Grantee's exercise of easement rights granted by this instrument.
The easement, along with its rights and. privileges shall terminate when the purpose of
the easement ceases to exist, is abandoned by Grantee, or becomes impossible of performance.
Should Grantee .fail to perform any covenant, undertaking, or obligation under this
Easement, all rights and privileges granted to` Grantee by this Easement shall terminate, and this
Agreement shall be of no further force or effect.

TO HAVE AND TO HOLD the above described Easement,- subject to the above '"~~
reservations and exceptions, together with all the rights and privileges thereto as set out
hereinabove, exclusively unto Grantor forever so long as the same are used for the said
purposes. The Grantor hereby covenant with, represent and warrant to the Grantee, that Grantor
has good and marketable title to the said land, and have the unqualified right to grant and convey
this Easement, together with the rights and privileges thereto.
