We have reviewed your drainage report on the above referenced site and have found that
it is in compliance with the City of College Station Drainage Ordinance. Therefore, the
report is approved.
At this time you may wish to contact Shirley V olk, our Development Coordinator, for
necessary submission requirements of your site plan, in order that it may be approved
through our Project Review Committee. We will also need site construction documents
which you may submit either concurrently with your site plan or after the site plan is
approved, whichever you prefer.

Dear Mr. Smith:
The fmal plan submittal received in this office on January 30, 1995, for the above referenced
project has been reviewed. Please respond to each of the enclosed comments and make
appropriate revisions to the documents. Upon satisfactory resolution of all comments, and
certification that these documents have been approved by the local fIre marshal and building
inspection department, approval to begin construction can be given.
Hospital Licensing Standards require that tmal working drawings and specifications be approved
by this office before construction is begun. It is our intent to render a helpful service to you.
By working together, we will include in the construction documents the accepted safeguards and
standards for hospital construction.
This review is based upon the Hospital Licensing Standards and Life Safety Code Standards.
In no way should this review. be construed to mean the approval of the structural stability or
mechanical integrity of this facility. Any item not covered by this review that is contrary to the
above mentioned standards does not mean the waiver of these standards.
Please Note: Scheduling of onsiteconstruction inspections will be contingent upon fmal
plan approval or receipt of an acceptable letter of disposition of fmal plan review
comments.

FINAL PLAN REVIEW COMMENTS
On 1/30/95 this office received from Garold Smith, Architect, of PSP/ Austin, the
proposed final construction plans consisting of 14 sheets. These fmal plans have been reviewed
by the architectural staff and were found to be acceptable except as noted in the following
comments.
I. If the existing building is not already fully and completely protected by an approved automatic
sprinkler system, then the entire smoke compartment in which this project Occurs must be
sprinklered in accordance with NFPA-101, 12~1.1.4.5.
2. Mechanical systems shall comply with HLS Chapter 8 including Table 8-1 and 8-2.
3. Electrical systems shall comply with HLS Chapter 9.

Dear Commissioners,
Brazos Valley Medical Center is planning an 11,470 sq. ft. Emergency Department addition
to the existing facility. Weare in the process of evaluating requirements of parking, both
existing and needed, when the addition is completed.
The hospital is a one hundred bed facility with an adjOining medical office building. Existing
conditions are;
Hospital - 76503 SF (100 beds)
Medical Bldg. - 44624 SF
Total on site
269 spaces
304 spaces

The above spaces have proven to be more than adequate for peak parking requirements of
existing faCilities. Page Southerland Page has based the needed spaces for the hospital on
the City of Austin Zoning .Ordinances which require one car per four beds plus one car per
two employees. These requirements we. have observed to be adequate at several hospitals.
Using lhese requirements, parking needs are:
Per 1990 American Hospital Assoc. Guide, the hospital has 378 total employees.
Typically the 7:00 a.m. to 3:00 p.m. shift employs 60% of total personnel. This shift
would then have 378 (.60) - 226 personnel.

yes, you may just want to add some info to this email, such as current square feet, proposed square feet, number of
spaces now, proposed number of spaces, and then print this out and add it to the file (i assume there will be a case
file on it, even if it is only a staff-only review).

Shidey, since I am outthis aftern.oon, I wanted to let you know that looked thru the file info you gave me,
including the correspondence I had in early Dec. with Mr. Smith. Looking at the numbers, it appears that they
have at least 64 "extra" spaces currently, using the. more conservative numbers from the health department. Jane
& Bine, check me on this, but I would think that the use is as comparable to a medical clinic as any, especially
since it is a trauma ctr., without "traditional" hospital beds. Therefore, using those numbers allows the additional
s.f. with current parking. I wouldn't think: the commission would require any more than Isp/200 s.f. Bottom line,
there is no specified number in the parking regs., but I don't think: it is necessary to take it to p&z.

First of all, let me preface my questions with a statement - I love your answer. Now here's the "big but... "Where did they get extra spaces? Unless I looked
at what has been built totally wrong, using the 1/250 sq ft. required for a clinic, they would be short on parking. I need a lesson, please! Oh - thanks for
taking this case over. Also, congratulations on your "boy" news! At least you have all the stuff already and have a place to hand it down!
