In consideration of the sum of TEN AND NO/1.00 DOLLARS ($10.00) and other valuable
consideration to the undersigned paid by Melrose Apartments of College Station, LTD.
("Melrose°') in satisfaction of its parkland dedication requirement to Grantee on the
.Melrose Subdivision project,-the receipt of which by Grantor is hereby acknowledged.
Grantee, by acceptance of this General Warranty Deed, acknowledges and accepts the
Property in satisfaction of Melrose's parkland dedication requirement for the Melrose
Subdivision project.
PROPERTY:
All that certain tract or parcel of land lying and being situated in the CRAWFORD
BURNETT LEAGUE, ABSTRACT NO. 7, College-Station, Brazos County, Texas, and
being more particularly described by metes and bounds in Exhibit "A" attached hereto and
incorporated by herein reference (the "Property").
EXCEPTIONS TO CONVEYANCE AND WARRANTY:
1. Standby. fees. and ad valorem taxes for the year 1.997 and all subsequent years
and subsequent assessments for prior years due to changes in ownership or
land .usage, the payment of which Grantee assumes.
2. Any and all valid and existing easements, restrictions, rights of way, conditions,
exceptions, .reservations and covenants of whatsoever nature of record, if any,
and also to the zoning laws and other restrictions, regulations,. ordinances and
:statutes of municipal or other governmental authorities .applicable to and
enforceable against the described premises.

RESERVATIONS FROM CONVEYANCE:
None
Grantor, for the consideration .and subject to the reservations from and exceptions to conveyance
and warranty, grants, sells, and conveys to Grantee the Property, together with all and singular the rights
and appurtenances thereto in any wise belonging, to have and hold it to Grantee, Grantee's heirs,
executors, administrators, successors, or assigns forever.. Grantor binds Grantor and Grantor's
executors, administrators, successors and assigns to warrant :and forever defend all and singular the
Property to Grantee and Grantee's heirs, executors, administrators, successors, and assigns against
every person whomsoever lawfully claiming or to claim the same or any part thereof, .except as to the
reservations from and exceptions to conveyance and warranty.
When the context requires, singular nouns and pronouns include the plural.
This General Warranty Deed has been executed by GRANTOR on the date of the taking of ITS,
acknowledgments,. but the effective date of this Warranty Deed shall be deemed to be December /~ ,
1997, for all purposes and it shall be effective as of that date.
