Provide sidewalk details.
Note that the permanent curb details is a "Pavement and Permanent Curb" detail or break
the two details out separately.
Indicate the proposed flood plain limits and note the elevation. (The floodplain and
floodway do not seem to be correct since they cross each other.)
Indicate fire lanes.

The existing 1S" sanitary sewer line along the rear of the lot does not match the location
shown on the grading plan. Indicate the location of the sanitary sewer line as shown on
the grading plan.
The parking space .located in the rear near the. building and the drainage and public utility
easement may have to be eliminated in order to ensure proper back out depth.
Ensure that the sanitary sewer service line can connect to the existing manhole. There is
an additional line that intersects this line at a skew.

_ Coordinate electrical service requirements with Electrical Operations Coordinator Tony
Michalsky at (409) 764-3660.
The one 4" conduit shown for GTE on the site plan is sufficient. The conduit shall be
provided and placed by the owner/developer. The conduit shall have a pull string in it.
The conduit shall tie into the existing conduit placed to this lot. The existing conduit is
coming from a GTE manhole placed between lots C3-and C4. Please coordinate telephone
service details with G.T.E.. Representative Laverne Akin at (409) 821-4723.

SUBJECT: Site Plan -Rosewood Townhonzes; proposed. multi-family development totaling
D.83 acres with 12 living units located on lot CS of Southwood Valley Section 30
(Building E) along Balcones Drive._(96-500)
A Project Review Committee meeting was held Wednesday, May 15, 1996 to discuss the above
mentioned site plan. Planning & Zomng'Commisson Chairman. Hawthorne moved to approve the
site plan with the following ordinance requirements and comments. The following is a .list of
ordinance requirements: identified by the Project Review Committee. This list does not
relieve the applicant of total compliance with all current ordinance requirements.
CONDITIONS OF APPROVAL

Comments/Concerns:
_ Underground electrical service is required and the developer is .responsible for 20% of the
cost of electrical service. Complete and return the Electrical Request Form proviided at
the meeting. The developer i also responsible for installing all .conduit per city design and
requirements. (Three 4" conduits from the transformer to the meter pack are required.)
Provide the service main size and ...the location of the required .outside disconnect.

City .Engineer Laza seconded: the motion to approve the site .plan with the above mentioned
conditions which passed unopposed (3 - 0).

SITE PLAN ATTACHED TO CONTINUE WITH..PHASE II OF .THE BUILDING FERMIT
PROCESS. COORDINATE FUTURE SUBMITTALS WITH DEVELOPMENT

APPEAL .PROCESS; An applicant may appeal the .decision of the. Project Review. Committee
to the .Planning .and Zoning Commission within five days. after the PRC Committee meeting.
Failure to appeal the PRC action shall constitute a contractual acceptance of all .conditions
imposed,. and a waiuer and surrender of all complaints, defects, or potential invalidity, whether
under state or federal law, An applicant appealing the decision of the PRG shall file ten copies of
the final site plan as approved by the PRC, showing all changes and requirements imposed by the
PRC, and accompanied by a wrrtten explanation of those items being appealed.' Until said copies
are on file, no further development approval shall occur, and no further action by the Comrnissron
shall take place: An .applicant may appeal only certain aspects of .site plan review, and in the
absence of discretionary review. by the Commission, or review. pursuant to a petition,_ all other
aspects. of the site plan shalLbe final. Any notice of appeal shall state with. particularity the aspects
