Smith Subdivision, as depicted by .plat recorded in Volume 49, Page 106, of the Deed
Records of Brazos County, Texas, and all of Tract B, Tract C, Tract D and Tract E.
Eastgate Square Subdivision, as depicted by plat recorded in Volume 542, .Page 125, of
the Official Records of Brazos County, Texas, and a 0.721 acre tract conveyed from Roy
Bucek, et ux, to Texas A&M Foundation Trust, as described by deed recorded in Volume
2704,. Page 205, of said Official Records, and a 0.051 acre remainder tract mistakenly
omitted from said 0.721 acre conveyance, said 10.078 acre composite tract being more
particularly described as follows:.
BEGINNING at a %Z" iron. rod found marking the intersection of the northeast lineof that
same 0.459 acre tract conveyed .from Bertha Howard Washington, et ~al, to United
Strategic, L.P., as described by deed recorded in Volume 2133, Page 336, Or~cial Records
of Brazos County, Texas, .and the apparent northwest right-of--way line of Lincoln Avenue,
Said corner lying also in the original southwest line of Lot 3, D.A. Smith. Subdivision.
THENCE S 41°. 23' 19" W - 556.00 feet with said right-of--way line to a chiseled "x"
mark found for corner in a concrete drive, being the south corner of said Tract C, and the
north corner of Tract A, Eastgate Square.
THENCE N 48° 36' 41" W - 294.38 feet with the common line between said Tract C and
Tract A, to a chiseled "x" mark found for corner.
THENCE S 41° 23' 19" W - 236.00 feet with said line and its prolongation to a %s" iron
rod set for corner, and lying in the northeast right-of--.way line of .Texas Avenue, as
