Box 602 Brenham, TX 77834-0602 RE: Commeree I~Iational Bank property"located at 2405- Texas Avenue; Lot 1R-1, Block Two, Brentwood Section Four Subdivision in the City of College Station Mr. Schcenvogel: I am writing to inform you of the City's position regarding the relocation of an access drive that is currently serving the property described above. It is to be relocated with the development of the abutting lot (Lot 3R-1 of Block Two, Brentwood Section Four) in order to place it into an existing access easement that is mutual to your property, Lot 3R-:1, and Lot 2, Block Two, Brentwood Section Four. The applicant.. for the development of Lot 3R 1 has submitted a site plan for review by the City that relocates the driveway that extends off of Southwest Parkway. and to the Commerce National site. It is in the' City's interest at this time to ensure that the drive be relocated into the easement and that the connection to your parking lot be coordinated such that access to the Commerce National site be retained. The new connection must be designed such that the fire lane is retained and the parking lot end islands be reconfigured to meet end island requirements.. The applicant for development of Lot 3R-1 has included a design that meets these two criteria and could therefore be approved by the City. However, the connection would require work to be done in the southeast corner of Lot 1R-L It is my understanding that the applicants of the development of Lot 3R 1 as well as the applicants for the development of Lot 2 have attempted to contact-you for permission to do the necessary work oa Lot 1R=1. It is also my understanding that those efforts. have failed. I therefore feel that it is our obligation to inform you of the potential problems that may be created if the development of Lot 3R-1 occurs without cooperation'fromtpe owriers~ of Lot IR-1. Texas 77802 RE: Driveway Replacement. at the Aggieland Credit Union Dear Mr. Baker: This letter is in response. to our.: meeting on .May 8, 1.997 in which we discussed the removal and replacement of the most' eastern driveway into the. above referenced development. Mr. Jerry Jones and I visitedthe site on October 25, 1996 after an`extremely intense rainfall event that occurred during the concrete placement of this driveway. There was a substantial amount of storm -water that ran through this freshly placed"concrete gutter and washed away the' cement leaving only the aggregate. It was at this time, that: Mr. Jones and L advised Mr. Billy Worth that the City would not approve the construction of this driveway and that it would need to be replaced. 'Since that date, there has been a thin layer. of .cement placed over the washed~ut gutter in order to provide a smooth surface. There are areas in which this layer. of cement is beginning to chip and break off. Due to the increased costs of maintaining this driveway because of these defective areas, this. driveway will need to be removed and replaced from the curb and gutter of Southwest Parkway. to the right~f-way line. ~' ~ If you have any questions or comments, feel free to contact me at 764-3570. I inspected this property on 1/9/9~and found that the work to correct these .problems was complete. l called D. Grace and released the bond. at that time. This is to inform you that I have released that bond and the work has been completed. 12/31/97 Note to File: FROM: Nanette Muzzy Manhart RE: Aggie Credit Union Landscape Bond Walked the site this a.m. Found alllandscape items in excellent health and placement is OK. Some plants were. not where the :plan specified,. but were. close enough. and was clear enough that a new plan is not needed. All plants have been installed and the landscaping is therefore approved at this time. HOWEVER, there. are some muddy areas and a dirt pile that should betaken care of before we refund the landscape. bond. Approx. locations are listed below: 1) Area adjacent to sign on inside of island next to parking lot -needs. sodded. 2) Lawn` area in front of handicapped parking space by handicap sign -needs sodded 3) Middle island along. SWP frontage needs mulched or sodded. 4) Large dirt pile in rear lawn area must be removed and area sodded. NOTE: If they do not wish to sod, they may seed with perennial turf grass and leave the bond in place until the grass has-taken over.
