I suggest moving the container location to north side of the transformer pad facing the By-Pass Frontage Road fro the east side of the pad facing Rock Prairie Rd. The container will be 250 + feet from-the by-pass and would not be as notcab'le. I could enter the property from. the by-pass and-.exit back onto Rock Prairie Rd. Let me know what you think. Parking Lot Plan - McDonald-'s Restaurant (96-414): No Problem. Looks good. Parking Lot Plan - Faithful Cars (96-415): This appears to be a small auto repair .shop. They should be able to get by with a 9O gallon automated container. I would like to see a container location designated on the site for any future growth, use, etc. ( just like we have done with other properties). Looking atthe site plan, it shows a public access easemert covering the entrance to the site and the shared entry point to the Exxon station which is referenced by future vol and page. l donY~ believe we have a record of that access easement being recorded. If we do, let me know and 1 will mark it ofif the DP checklist. l do have in our file a copy of the access easement agreement between Exxon and Faithful cars stating-that they will increase. the size of the existing easement from 15x32 to 39x72 but there is no copy of such a recorded easement. Lassiter, the lady who is trying to have Kling develop a site plan for tt-e lot to the eastof Timmy Jackson's Exxon on FM2818 & Texas just left my office, and one of the concerns we pointed out to her and Stewart when they were in for a predevelopment meeting was the fact thatMDG & UHaul have not .net with success in getting off-site drainage easements. She just. told me today that they have offered to let IJliaul shaze a "pipe to the creek" with them;; that Stewart has determined from info from the highway dept that the existing storm drain is big enough to handle the. drainage from these lots, and all they have to do is put the pipe of the right size in the ground.. (I know this is simplified, but it's the way she told it.) Anyway, the price they quoted to i1Hau1 for the ability to share this pipe is $30,000 - almost the total cost of the whole drainage process! However, I wonder if the City should be stepping in before any real negotiations have taken place - if that's the case! Probably before any decisions are made; somebody should talk to Stewart (846-6212) to find out the "real scoop". (if they are in good, healthy shape}. I would accept herputting in the 2" trees she can find for 2" point value. And then have her put up the money for the rest. BUT realize that it is too late to plant any sized tree, NOT just the 4" trees. S000 she will probably lose the plants she plants now and have to replant in the Fall anyway. It is in her best interest, to find the money to bond out of the remainder of any additional plantings until the Fall. Does she realize that if she gets a bond, she only needs to put up a portion of the money with a bank. I don't know the details, but she should call a bank and find out. One last. thing., she can. not plant additional plants, too close to the existing plants to receive points, they will compete with each other also die. Date: 5/4/98 4:39PM Subject: Re: Landscaping Faithful Cars this makes me wonder if they have an irrigation system - do they? if she wants the 300 points that were. claimed on .the plan, the trees. need to be at least 3.5" caliper. if she wantsto plant 2.1" caliper trees, she can, but. will need to plant twice as much because the 2.1"trees only get 150 points. i can only give her 10 points per tree that's out there cause they are so small. and 10 points per shrub. if you want, go ahead and subtract 10 points times the existing. plants-from the bond. »> Shirley Volk 05/04/98 02:54PM »> I've been talking to Patricia Lassiter lately to try to get a projected date of C.O. for this business and landscaping questions have arisen. They fiave planted some, but because she is doing this herself and bought the trees and shrubs from somewhere like Lowe's or Walmart and consequently, they aren't the right size! She didn't know what. caliper means, so she measured the. circumference - soooo, .they are much too small! l called her with information Sabine gave me about that. Anyway, she's trying to get 4" trees, and has even called Houston and Brenham, and can only locate a couple of 3" trees but has been advised it-is too late in the season to plant 4" trees. She doesn't have the money to put up the $5 per TOTAL points required; she can find some Z" caliper trees; she wonders what she can do. (Can she put up money for only what she hasn't planted?) In other words, SHE NEEDS HELP!! (Again, I might add!). I have her voice .mail on my phone;if you would like to hear it. Anyway, she wonders what we would prefer for her to do. Got any ideas????
