The dumpster should be relocated so that ifpossible; it does not have to be gated.
Is the proposed sewer line a 6" line or an 8" line? (Sewerline calculations?) Clarify the
® line size on the: drawing and. utility information table.
Dimension the width of the access easement. (Shown as a 40' easement, will pavement
width be 40'?)
Note that there is no floodplain on the subject property.
A TxDOT permit will be required for the drive along George Bush Drive. A traffic
control plan must be attached the permit when submitted to the City for review and
approval.. (A permit will also be required for the proposed storm drain m the state right-
of-way.)
_ 1134 square feet of area is allowed to encroach. Calculate the area of encroachment. (Is
this inxeference to the "bus parking" area along Marion Pugh and the variance request to
not install parking lot islands?????)

Requirements
Underground service required..
Electric Service Request. Form (see attached) fill out and return.
.Developer is responsible for 20% of the cost of electrical service.
Developer installs all .conduit per city design and requirements on property.
Developer installs transformers-pad per city spec.
Meter will be located on transformer.
Service from transformer to building is responsibility of customer.
Information Needed
Electric Load Data (total kW)
Outside disconnect required.
Others
Show conduit from transformer to new power pole to be installed just south of the
access easement. Sch 40 gray: I'VC, installed 4 ft. deep, with caution
tape 18 inches above conduit .and pull string in conduit. Provide 30 ft of 4
inch rigid conduit for riser pole.

A Project Review Committeemeetng was held Wednesday, May 29, 1996 to discuss the above
mentioned parking lot plan: City Engineer Laza moved to approve the site plan with the
following ordinance requirements and comments. The following is a list of ordinance
requirements identified by the Project Review Committee. This list does not relieve the
applicant of total compliance with all current ordinance requirements.

Place one 2" conduit with pull string as shown on the site plan. Stub the conduit up 4' at
the outside building termination and 6" at the base of the. power pole. The termination
should be within 20' ofpower and no sharp bends in the conduit. Coordinate telephone
service details with G.T.E. Representative Laverne Akin at (409) 821-4723.
Planning and Zoning Commission Representative Lightfoot seconded the motion to approve the
site plan with the above mentioned conditions which. passed unopposed (3 - 0).
SUBMIT 4 COMPLETE SETS OF CONSTRUCTION DOCUMENTS WITH THE REVISED
SITE PLAN ATTACHED TO CONTINUE WITH. PHASE II OF THE BUILDING PERMIT
PROCESS. COORDINATE FUTURE SUBMITTALS WITH DEVELOPMENT

APPEAL PROCESS: An applicant may appeal the decision of the Project Review Committee
to the Planning and Zoning Commission,within five days after the PRC Committee meeting.
Failure to appeal the PRC .action shall constitute a contractual acceptance of all conditions
imposed, and a waiver. and surrender of all complaints, defects, or potential invalidity, whether
under state or_federal law. An applicant appealing the decision of the PRC shall file ten copies of
the final site plan as approved by the PRC, showing all changes and requirements imposed by the
PRC,-and accompanied by a written explanation of those items being appealed. Until said copies
are on file, no further development approval shall occur, and no further action by the Commission
shall take. place. An applicant may. appeal. only certain aspects of site: plan review, and in the
absence of discretionary .review by the Commission, or review .pursuant to a petition, all other
aspects of the site plan shall. be final. Any notice of appeal shall state with particularity the aspects
