Your office has raised a cor-cern as to whether a temporary easement was executed to allow utility installation atthis site. We find a copy of a"prapased temporary 'blanket easement in our file {copy enclosed).` Apparently, this .easement was never executed. It is our understanding that it was returned to the City to have the name corrected to reflect the record title owner. I am not sure whether that evergot done. We cannot find a signed copy in our file. Atthis point., given that ::construction is so close to being completed, we believe it is best to ,proceed with the execution of a permanent easement. Accordingly, we have instructed our surveyor to .provide a metes and bounds legal description indicating the actual location of ,the utility easement. A twenty four foot setback from R.O.W. to curb of parking lot is required. Parking may be allowed in this area up to a maximum of 7 contiguous spaces. ® 17. All plans must include irrigation systems for landscaping. I hate gates! However in this case I guess it's ok. We will open and .close the gates as we may be going by before they open and do not want the gates open all night. One thing, you might advise folks to make sure they have "lockbacks" on the gates to secure them when open so that the wind does not blow them into the truck which will cause .damage to the gate. Also, if it is a large or heavy gate, they may want to put a wheel on the gate to support it and keep it from sagging in the center. Clear as mud right? These people have asked to be able to place gates on their dumpster enclosure. Because that building is visible to a right-of-way on all sides, we in Development Services are going to give them the o.k. to put the gates on it. However, we would also like to help address some of the problems you have with gates, so if you could tell us what to ell them -like what days and what time on those days they have to .have the gates opened and ready for the truck to come - we will include those stipulations in the letter of "o.k." we send them next week. Dear Mr. Peinado, Let me take this opportunity to thank you for .meeting with me on .Friday to discuss the completion of the office building currently under construction on Emerald Parkway. I appreciate your willingness to work with the city to resolve any outstanding issues on this project. The following is a list of items that we agreed to work on over the next few months: (1) A certificate. of occupancy may be issued for Merrill Lynch (permit #9603307) in suite #100 the. week of March 3rd, 1997 once the building. and fire departments have completed and passed all inspections. (2) A certificate of occupancy may be issued for the additional offices for C. F. Jordan (permit #9700071) in suite #105. once the building and ..fire departments have completed and passed all inspections. (3) The temporary blanket utility easement will be dedicated to the city as soon as possible to cover the existing improvements. (4) The permanent utility easements will be submitted to the City by April 1, 1997 to release the temporary blanket easement. Date: 3/2/98 11:02AM Subject:' merylllynch fyi -talked to teddy p. about the landscaping screening that was never planted out at m.l. he says they put in a berm, and i remember seeing one out there, but in many places, the berm is not very high. soooo, i suggested they resubmit a landscpae plan, where they`do a combination berm and shrub row, where there will be no shrubs where the berm reaches a height of b/w 2'-3'. he'll-be out of town for a week and will come in-net wek to change out the plans. by the way, where are we on the mwm bldg? did they finally get the screeninng in? teddy asked about it and i told him we were working towards compliance with. them too but could not tell him what the status was.
