Location: The subject property is located between the east.. property line of the
College Station Business Center Phase One. and the west boundary line of Pebble
Creek Phase 4C.
Area: The. total- area being subdivided is 45.33 acres.
No. Lots: There are 105 single family lots being created by this subdivision.
ZONING AND LAND .USE
Subject Tract: A-O, Agricultural-Open, and R-3, Townhouse
North:. R-1, Single Family Residential, developed as Pebble Creek 3B
East: R-1, Single Family Residential,.. developed as Pebble Creek 4C
South: A-O, Agricultural-Open,_currently undeveloped
West: M-1, Planned Industrial, developed as College Station Business Center

COMPREHENSIVE. PLAN
Land Use Plan:.. The property is currently zoned A-O, Agricultural-Open,. and
R-3, Townhouse which is inconsistent with the Land Use Plan. This property
will need to be rezoned to R-1, Single FamilyResidential, in order to approve
this plat.
Thoroughfare Plan: The proposed. development designates St. Andrews as a
collector which is consistent with-the proposed Thoroughfare and Transportation
Improvement. Plan.
Development Policies: The proposed development will continue single family
development that currently exists to the north and east.
Park Land Dedication: Park land dedication will not be required. for this
development. The developer has met, the requirements for park land dedication
for the current densities. If in the future. the. densities increase, the developer.
would be required to make this dedication.
ENGINEERING
Water: This development is proposing to connect to 8 inch water lines located in
Pebble Creek Phases 3C and 4C. These connections will be able to adequately
provide domestic water and fire protection to this proposed development.
Sewer: As with the water, the developer is proposing to connect. to 6 .inch sewer
lines located in Pebble. Creek Phases 3C and 4C. These connections will
adequately serve the needs of this development:.
Streets: This development proposes to extend St. Andrews through this phase
to be consistent with their Traffic Impact Analysis (TIA) and the proposed
Thoroughfare Plan. The developer will also construct five residential street
sections to provide for internal movement within Phase 6.
Drainage: The development proposes to construct a storm drain system that will
convey the storm water flows to surrounding creek systems. The drainage
system will have to be designed such that upstream and downstream properties
are not adversely affected.
Flood Plain: This property is not located within the 100-year flood plain.
ITEM .SUMMARY AND RECOMMENDATION:
LAND USE
The proposed preliminary plat is also accompanied by a revised Master Plan. This revised
plan reflects the changes made since the Master Plan was approved in April 1992.
IlVIPACTS TO MUNICIPAL INFRASTRUCTURE.
As with all developments, an impact on the surrounding. infrastructure will occur.
However, this development will not create a substantial negative impact.
Staff recommends approval of this preliminary plat -with the condition that the R-1
rezoning become effective prior to-final plat approval.
