King Cole Applicant: Robert Todd for Todd & Co. ITEM SUMMARY AND RECOMMENDATION The subject property is bounded on three sides by street ROW's and has Texas Avenue frontage. The plat will prepare the lot for commercial development. Staff has reviewed the plat and had some rrunor comments, all of which have been addressed on the revised plat. Staff recommends approval of the plat as submitted to the Commission. ZONING AND LAND USE Subject Tract: C-1 General Commercial; current use is single family North: C-l; office/retail building East: R-1 Single Family; vacant South: C-1; developed as Cy Miller Park West: R-l; developed ' as College Station Cemetery and Arboretum across Texas Avenue Proposed Use: Prepare property for commercial development COMPREHENSIVE PLAN Land Use Plan: Retail Commercial Thoroughfare Plan: No conflict Development Policies: No conflict Parkland Dedication: None required on commercial property ENGINEERING Water: There is a 12 inch line located in the east right-of--way of Texas Avenue, an 8 inch line located in the south right-of-way of Krenek Tap and a 6 inch line located in the south right-ofway of .William King Cole. This site can be adequately served for domestic water and fire protection due to the location of the existing water lines. Sewer: There is a 10 inch and a 30 inch line located in the east right-of--way of Texas Avenue. The same 30 inch line.also is located in the north right-of--way of William King Cole. In addition to these two lines, a 15 inch .line bisects the property running from west to east. This site is more than adequately serviced by gravity sewer. Streets: This property:. has three streets on its north, west and south boundaries. Texas Avenue, a major; arterial, is located to the west and Krenek Tap, a collector, is located to the north. William King Cole, a residential type street, provides access to the Police Station and the Public Works Complex. These three streets will be able to provide the necessary access to this commercial development. Drainage: -The need for stormwater detention will be analyzed during site plan review. Flood Plain: This property;is not located within the 100-year flood plain. NOTIFICATION: None required HISTORICAL OVERVIEW The subject property is one. of the few remaining commercial tracts with Texas Avenue frontage. It has been zoned C-1 for quite some time and has been reflected as commercial on the current and past land use plans.
