as follows:
BEGINNING at a 5/8" iron rod found set in concrete for the south corner of the
herein described tract of land, said rod also marking the westernmost corner of Lot
4, Block 19, Woodcreek Section 5 Subdivision, College Station, Brazos County,
Texas as .recorded in Volume 1318, Page 171, Official Records, Brazos County,
Texas;
THENCE N 32°15'37" W, through the 112.86-acre tract, for a distance of 644.73' to
a 1/2" iron rod set;
THENCE N 47°40'06" W, through the 112.86-acre tract, for a distance of 689.30' to
a 1/2" iron rod set;
THENCE N 15°04'20" W, through. the 112..86-acre tract, for a distance of 575.45' to
a 1/2" iron rod set;.
THENCE N 47°40'06" W, through the 112.86-acre tract, for a distance of 150.00' to
a 1/2" iron rod set located on the southeasterly right-of-way line of Sebesta Road;
THENCE N 42°21'22" E, along said. southeasterly right-of-way fine of Sebesta Road,
for a distance of 210.00' to a 1/2" iron rod set which also marks the west corner of
the 125,9-acre T.D. Letbetter Tract described in deed recorded in Volume 136 Page
223, Deed Records, Brazos County, Texas;
THENCE S 47°40'06" E, for a distance of 1,295.01', along the common boundary
with said Letbetter Tract, to a 1/2" iron rod found marking the south corner of the.
Letbetter Tract;
THENCE N 43°34'59" E, continuing along the common boundary with the. Letbetter
Tract, for a distance of 801.96' to a 6" cedar fence post found for a corner;

marking the west corner of a College Station City Park Tract described in deed
recorded in Volume 918, Page 678, Official Records, and furthermore said rod
