Request: Consideration of -0. C. Cooper Place, a preliminary plat of 7.6 acres to be
divided into two reserve tracts, zoned R-6 and R-1, and eight multi-family .zoned lots
intended for duplexes, .located south of Holleman betweenthe Enclave Apartments and
Anderson Ridge Shopping Center.

ENGINEERING' COMMENTS -
Water -Water is currently provided by a 12" waterline along Holleman. A
waterline. will need to be extended into the site to serve each individual lot.
Sewer -Sewer is currently provided by a 12" sewerline along Holleman. A
sewerline will need to be extended into the site to serve each individual lot.
.Streets - Access will be provided via a new 50' ROW ending in a cul-de-sac off of
Holleman..
Traffic - The increased traffic should be negligible, especially in light of the fact
that the proposed density is well below the density allowed by the zoning.
Drainage -Drainage. will be overland toward the end of the cul-de-sac. Plans are
to have a detention facility at this location where it will meter the runoff to a
proposed drainage easement to Anderson Street. It is required that the drainage
design of this .site include easement acquisition downstream to the culvert at
Anderson.. Drainage flows from this site will be contained within this acquired
easement. The drainage easements will be dedicated as .public drainage easements
with private maintenance arrangements being resolved with the final plat.
Flood Plain -None
Sidewalks -Sidewalks are existing along Holleman. They .are not required on a
residential cul-de-sac.
Parkland .Dedication -Parkland dedication is required at the time of building
permit. The fee is $225 per unit for a total of $3600 for this development.

STAFF COMMENTS /RECOMMENDATIONS
The proposal is for 8 duplex lots to be constructed along a new cul-de-sac to be
constructed as a part of this plat. Two reserve tracts, one zoned R-1 located to the south
and one zoned R-6. located to the north, are also included in the preliminary plat. Staff
reviewed the plat and recommends approval with minor comments relating to missing
information that needs to be added.
