Eie:,trical: The overhead line along Wellborn road must. be put underground with. the developer installing the conduit and paying 20% of the cost. Building: Not enough information given to make "review type" comments. Certain uses trigger certain building requirements. Planning/Traffic: Driveway allowed on Bush ONLY if there is a raised median in Bush l~ND if it is a shared driveway. The driveway on Marion Pugh appears to be acceptable, but distances to other driveways must be shown before "approval" can be given. The City will work with the developer to establish the exact location, and it might need to be moved away from any .head-in parking to avoid conflicts. Throat lengths become very important on major streets., and the minimum throat length on Bush will be 55 feet, with the throat length on Marion Pugh being a minimum of 25 feet. Planning/Landscaping & Site development: The Streetscape landscape reserve is not being met on either street. The land is not platted. Having required parking only guaranteed for 5 years is not an acceptable situation. What happens at the end of 5 years? Throat lengths become very important on major streets, and the minimum throat length on Bush will be' S5 feet, with the throat length on Marion Pugh being a minimum of 25 feet. PlanningJLandscaping & Site development: The Streetscape landscape reserve is not being met on either street. The land is not platted. Having ..required parking only guaranteed for 5 years is not an acceptable situation. What happens at the end of 5 years?
