HomeMy WebLinkAboutStaff ReportSTAFF REPORT Case No.: 96-305 Applicant: Mike McClure for McDonald's Corporation ITEM Consideration of McDonald's Addition, a preliminary plat of 0.87 acres located on the southeast corner of Marion Pugh and George Bush Drive,. into a single C-1 zoned lot. ITEM SUMMARY AND STAFF RECOMMENDATION The corner lot is to be developed -into a McDonald's restaurant. Staff reviewed the. plat at a Presubmission Conference. and had minor comments relating to access. The revised plat reflects addresses those comments.. Staff recommends approval. The flow data obtained is for the. 6 inch line that. is located in the Marion Pughright-of--way. However, the applicant is proposing to tap into an adjacent 18 inch ductile iron line hat would provide for greater capacity and pressure. Sewer -The City has some concerns with the capacity ofthe sewer line m this immediate area,... but the capacity of this lute is adequate to handle the demands of this development.. As new. development occurs in this area, the future demands wi1T be reviewed on a site by site basis to ensure adequate capacity. Streets -George Bush Drive, a major arterial, is currently under construction to widen the facility to a-.four lane street. This widening will provide ade uate ca act to handle the traffic enerated b an establishment Y g q p Y of this nature. Marion Pugh. which is located on the west side of this site is a collector and has the capacity to also handle the increased traffic. Traffic -According to the submitted impact study, .the traffic expected to be generated by this new development should be accommodated easily by the adjacent city street system, Drainage.- At the time of site plan review, the drainage report will be reviewed to ensure: compliance with the .drainage ordinance. The preliminary drainage plan is to tie the .site into the proposed storm drain system being installed. in conjunction with the George Bush widening project being conducted by TxDOT. Flood .Plain -According to he FEMA Flood Insurance Rate Map, this property is located: adjacent to an area designated as Zone A. This designation means that there is a possiblity that floodplain is present at this location, but no base flood elevations have been determined.
