Consideration of Holleman and Welsh Addition, a preliminary plat of 6.878 .:acres located
on the southeast. corner of Holleman and Welsh, into-three C-1 zoned lots and two R 1
zoned lots.
ITEM SUMMARY: AND STAFF RECOMMENDATION
The corner lot is to be sold for a renovation of the convenience store- loGat~d on the
northwest corner of the :plat.. In .addition, the remaining: C-1 zoned area will be subdivided
into two commercial lots. The R-1 area. contained within the plat is proposed as two lots -
one for an existing house at the corner of Dexter and Holleman and one for future
subdivision.
Staff reviewed the.: plat and has minor continents. relating to utilities and dimensions. Staff
recommends approval.

Protection of residential. uses: The existing zoning shows
commercial adjacent to residential, which according to development
policies should be avoided. However, the zoning has existed for
quite. some time and. the adjacency issue can be mitigated when the
R-1A portion is developed in the future.
Encourage use of vacant land w/ services: get with engineering and
check surrounding. zoning and availability of utilities.
Avoid strip commercial:. The development of two vacant C-1 lots
in the future will be controlled through the application of
development regulations.

Subject Tract: C-1 General Commercial and R-1 Single Family;
developed as one C-1 use, one vacant C-1 lot, one C-1 ldt with a
nonconforming home,. one home on a proposed R-1 lot, and one large
vacant R-1 lot forefuture subdividing
Surrounding Area: R-1; developed as low density residential
Proposed Use: Plat is being .prepared for redevelopment of the. corner
convenience store
ENGINEERING COMMENTS AND IMPACT STUDIES -
Water -Water is available through an 8".waterline in Welsh and a 12" waterline
in Holleman.right-of-ways.
Sewer - Sewer is currently available to all lots with the exception of Lot 5. This
commercial zoned lot as well as.Lot 3,;wi11 be,provided a sewer extension as
shown on the plat.
Streets -Adequate
Traffic -The impact is minimal at this intersection
Drainage -Drainage is overland :and will be handled at future plattingor site
development stages.
Flood Plain - N/A
Sidewalks -Will be required at the time of future platting or site development.
Parkland Dedication -Parkland dedication is not required at this time and will
not be required for the commercial development. The dedication or fee in lieu
will be required with the final plat of the residential lots.
