JORDAN, whose address is P.O. Box 10210, College Station, Texas 77842, GRANTEE, the receipt and sufficiency of which are hereby acknowledged. HAVE GRANTED, SOLD AND CONVEYED and by these presents do GRANT, SELL AND CONVEY unto the said WELDON E. JORDAN, all of .the following described real property, together .with all of Grantors' improvements thereon, to-wit: All that certain lot,. tract or .parcel of land lying and being situated in Brazos County, Texas, and being part of Block Four (4), HARVEY HILLSIDES, an addition in Brazos County, Texas, according to the plat recorded in Volume 264, page 484, Deed Records, Brazos County, Texas, and being more particularly described by metes and bounds in Exhibit "A" attached .hereto and made a part hereof for all purposes. SAVE AND EXCEPT, there is hereby reserved unto Grantor, her heirs, successors, and assigns, one-half (%z) of all of the oil, gas and other minerals, in, on, under and that may be produced from the- above described property; however, Grantor agrees to waive for herself and agrees not to permit. any other person in the present or in any future oil, gas or mineral lease, the right of ingress and .egress for .the purpose of mining, drilling, exploring, operating or developing said lands for oil, gas and other minerals and removing the same therefrom. Specifically, Grantor agrees not to execute any future oil, gas or mineral lease which permits the lessee ingress or egress to the surface of the above described property.. Any exploration of said .oil, gas and/or minerals shall be conducted off premises by directional drilling or unitization, as appropriate. Further, without representation or .warranty as to the minerals, Grantor specifically agrees. that Grantee is hereby conveyed one-half (I/z) or fifty percent {SU%) of all of the oil, gas and other minerals in, on, under, and that may be produced from the above-described property. Garrett, RPS 2972. 5. Oil & Gas Lease dated July 24, 1991, from Sara June Goode, Individually, and as Executrix of the Estate of Phillip Barron Goode, Deceased to Baker Exploration Company, recorded in Volume 1347, page 249, Official Records, Brazos County, Texas.
