KNOW ALL MEN BY THESE PRESENTS, THAT:
COUNTY OF BRAZOS
SARA JUNE 000DE, Individually and as Independent Executrix of the Estate of Phillip
Barron Goode, Deceased, of the County of Brazos, State of Texas, GRANTOR, for and in
consideration of the sum of TEN DOLLARS ($10.00) and other good and valuable
considerations, CASH, paid by WELDON E. JORDAN, whose address is P.O. Box 10210,
College Station, Texas 77842, GRANTEE, the receipt and sufficiency of which are hereby
acknowledged.
HAVE GRANTED, SOLD AND CONVEYED and by these presents do GRANT, SELL
AND CONVEY unto the said WELDON E. JORDAN, all of .the following described real
property, together .with all of Grantors' improvements thereon, to-wit:
All that certain lot,. tract or .parcel of land lying and being situated in Brazos County,
Texas, and being part of Block Four (4), HARVEY HILLSIDES, an addition in Brazos
County, Texas, according to the plat recorded in Volume 264, page 484, Deed Records,
Brazos County, Texas, and being more particularly described by metes and bounds in
Exhibit "A" attached .hereto and made a part hereof for all purposes.
SAVE AND EXCEPT, there is hereby reserved unto Grantor, her heirs, successors, and
assigns, one-half (%z) of all of the oil, gas and other minerals, in, on, under and that may
be produced from the- above described property; however, Grantor agrees to waive for
herself and agrees not to permit. any other person in the present or in any future oil, gas
or mineral lease, the right of ingress and .egress for .the purpose of mining, drilling,
exploring, operating or developing said lands for oil, gas and other minerals and removing
the same therefrom. Specifically, Grantor agrees not to execute any future oil, gas or
mineral lease which permits the lessee ingress or egress to the surface of the above
described property.. Any exploration of said .oil, gas and/or minerals shall be conducted
off premises by directional drilling or unitization, as appropriate. Further, without
representation or .warranty as to the minerals, Grantor specifically agrees. that Grantee is
hereby conveyed one-half (I/z) or fifty percent {SU%) of all of the oil, gas and other
minerals in, on, under, and that may be produced from the above-described property.
This conveyance is made subject to the following restrictions and exceptions:
1. Those of record in Volume. 280, page 64; and at Volume 390, page 173,. Deed
Records, Brazos County, Texas.
2. Easement established in restrictions for Harvey Hillsides, recorded in Volume 280,
page 64, Deed Records, Brazos County, Texas.
3. Blanket Pipeline Easement dated October 30, 1946,. from Pearl Cook Cuthbertson
et al to Magnolia Pipe Line Co., recorded in Volume 127, page 421, Deed Records,
Brazos County, Texas.

4. Sewer Easement as set out in Judgment dated May 3, :1985, styled The City of
College Station vs. Phillip B. Goode and Sara J. Goode, recorded in Volume 13, page
588, of the Condemnation Records. of Brazos County, Texas; all as shown on survey
prepared on April 6, 1993, under the supervision of Donald D. Garrett, RPS 2972.
5. Oil & Gas Lease dated July 24, 1991, from Sara June Goode, Individually, and
as Executrix of the Estate of Phillip Barron Goode, Deceased to Baker Exploration
Company, recorded in Volume 1347, page 249, Official Records, Brazos County, Texas.
TO HAVE AND TO HOLD the above described premises together with all and singular
the rights and appurtenances thereto in anywise belonging unto the said Grantee, his heirs and
assigns, forever; and Grantor does hereby bind herself, her heirs, successors and assigns, to
WARRANT AND FOREVER DEFEND all and singular the said premises unto the said Grantee,
his heirs and assigns, against every person whomsoever lawfully claiming or to claim the same
or any part thereof, subject, however, to the exceptions and encumbrances hereinabove set forth.
Ad valorem taxes for the current year have been prorated as of the date of delivery of this
deed, and the Grantee by his acceptance hereof covenants and a+grees to pay all ad valorem taxes
upon the property from and including taxes for the year 1993.

Texas and behg al-1 of that 5.84 acre tract (called 5.66 acres)

Texas.and being described as follows:
BEGINNING: at a 1/2" iron rod found at the west corner of said
5.66 ,acre tract, same being the, north corner of the Gdrdner Parker
3.18 acre tract (1245/758), also being in the southeast right-of-
way line of State Hwy. 30;
THENCE: N 45°03'43" E - 568.28 feet along said State Highway 30 to
a 1/2" iron rod found for the north corner of this tract, also
being the west corner of the Dan Chadbourne et al 0.95 acre tract
(1166/736);
THENCE: S 45°24'07" E - 407.87 feet along the common line between
