Weldon Jordan, Owner; Don Garrett, Engineer ITEM SUMMARY AND STAFF RECONIlVIENDATION Consideration of preliminary plat for the Jordan Subdivision to reflect existing conditions and subdivide 23.1.1 acres into 3 lots. and 2 reservetracts The subject property is located in the Maria Kegans League, Harvey Hillsides area, fronting on the south side of SH 30 between Linda and Pamela Lanes. It is adjacent to and on the west side of LaSelva Orchid Nursery. Staff recommends. approval of the preliminary plat withcomments..fmm the Presubmisson conference. Subdivisions have occurred on this property over time without benefit of platting as required by the Local Government Code. Old .plats of the Harvey. Hillsides subdivision refer to this property as "Block 4", as if it were platted.., but not part of the plats of the adjacent areas:. Mr. Jordan. purchased 5..84 acres (shown as lots 1,2, .and 3 on this proposed preliminary plat). in 1993. He is now wanting to develop or .sell his property,. but upon a search of records, it was discovered that."Block 4" was never really legally. platted. Therefore,: Mr. Jordan is being required o submit a preliminary plat accompanied by impact studies of` he entire "Block 4", with the acreage he currently. owns designated as lots 1, 2, & 3, and the rest of the unplatted property previously referred o as Block 4 shown as "Reserved for Future Development". Mr. Jordan will then be :able to_come in with a Final Plat of only his property at his convenience, and the owners of the remaining property can come in with either Final Plats. or additional Preliminary Plats of their properties, whichever applies. Employment/Prosperity -Citizens benefit from an environment that is conducive to providing diverse employment opportunities. Civic Pride -Citizens benefit from well planned, attractive residential and. commercial areas. COMPREHF.N5IVE PLAN -Property is reflected as low density .residential but was rezoned previously to a C-3 Planned Commercial Use, ENGINEERING CONIlVIENTS-AND IMPACT STUDIES. Impact studies were submitted for the entire 23. l l acres. It is anticipated that the 3 interior lots will be final platted in the near future for development.. Although the impact studies show little or no impact for this preliminary plat, they do comment that if the current A-0 zoning changes on the 4.31 or 12. 96 acre tracts,. the findings may not be applicable. Water Availability: An 8" line will be extended across the frontage to segue the 3 lots that will be final platted. '' Sewer Availability : An existing 10" sewer linerunning alongthe rear of the property will serve it adequately. i~ Streets: & Traffic: Property has access to SH 30 and impact studies show ', minimal"impact to SH 30 and the intersection of SH 30 and the East Bypass. A shared access easements being platted between Lots 2 & 3, Block 1, to minimize the number of access :points. Drainage: Drainage will be discussed at the site plan stage as the property develops., Flood Plain: None Oversize Request: No request being made Easement Dedications: - As shown on the plat Sidewalks: Not Applicable Parkland Dedication: Not Applicable
