Request: Consideration of a Final Plat of Edelweiss Estates Phase 8

ITEM SUMMARY AND RECOMMENDATION
The subject property is located west of and adjacent to the Devonshire Subdivision, also
being approximately 800 feet west of Victoria Avenue. This subdivision consists of forty-
four:{44) R-1 lots totaling 13.289 acres. The Zoning Ordinance gives the staff and the
Planning and Zoning Commission the discretion regarding streetscape requirements along
collectors. The applicant is requesting, that .streetscape not be applied to Edelweiss
Avenue due to future maintenance concerns. He feels that the short sections of side yards
between intersecting neighborhood streets would be more difficult to maintain than long
sections of street as found on major collectors. However, .the streetscape plan makes no
allowance for minor collectors and staff would therefore. recommend that streetscape be
applied to Edelweiss Avenue.
Staff recommends a royal. of this final plat with the following conditions:
Streetscape required along the future Rock Prairie Road Extension.
Streetscape required along Edelweiss Avenue which is a collector.
Show radii of plat boundary. on Edelweiss at Rock Prairie .extension.
Coordinate utility requirements with the respective departments.

COMPREHENSIVE PLAN
Land Use Plan:. This land use is consistent with the approved Land Use Plan.
Thoroughfare Plan: The Thoroughfare Plan designates the adjacent Rock
Pr?~irie Road as a major arterial. Although Edelweiss Avenue is not designated
ors she Thoroughfare Plan, it is designed to function as a collector with
Landsburg Lane and Regensburg Lane functioning as residential streets.
Development Policies: Not Applicable
Park Land Dedication: The proposed development has the necessary park land
dedicated as a result of the detenton/park area located at Victoria and Mortier.
ENGINEERING
Water: This property has adequate water service.
Sewer: This property has adequate sewer service.
Streets: This plat dedicates right-of-way for Edelweiss Avenue,. Landsburg Lane
and Regensburg Lane.
Drainage: This development is included in the detention pond located at
Victoria and Mortier.
Flood Plain:. This property is not located within the 100-year flood plain
according to the Flood Insurance Rate Maps for Brazos County.
Oversize Request: The applicant is not requesting. oversize participation in
conjunction with this plat.
Proposed Public Improvements: The associated streets, water. and sewer lines
are being constructed as part of this plat.
Easement Dedications: There are several utility and drainage easement
dedications as indicated on this .plat.
.Sidewalks: As part of the platting process, a sidewalk will be required on both
sides of Edelweiss and .only on one side of Landsburg. and Regensburg.
