ITEM. SUMMARY AND RECOMMENDATION
The subject property is located on the northwest quadrant of Texas Avenue and Deacon
Drive. This subdivision consists of four (4) C-1 lots totaling. 2.76 acres. Staff
recommends aparoval of this final plat.

conjunction. with this plat.
Proposed Public Improvements: The plat would be considered a minor plat,
but there is a 'small section of sidewalk that will be required as part of the platting
process. Sidewalk currently exists along Deacon on the proposed Lot 6R and
will be required to be constructed on the proposed Lot SR. The City will
construct the sidewalk along Deacon on the proposed Lot 3R and the developer
wily be required to construct the sidewalk on the proposed Lot 4R when a site
plan. is submitted.
