Group ITEM SUMMARY AND RECOMMENDATION This plat is located on the south side of Spearmanbrive just east of the College Station Business Center.. Thee plat consists of 104 ..single .family lots. Staff recommends approval of the final plat with the PRC comments and resolution of the drainage system. ZONING AND LAND USE Subject Tract: R-1 Single Family, vacant North: R-1 Single Family, Pebble Creek Phase 3 East: R-1 Single Family, Pebble Creek Phase 4 South: A-0 Agricultural-Open, vacant West: M-1 Planned Industrial, College Station Business Center. Proposed Use:.Single Family Residential. COMPREHENSIVE PLAN Land Use Plan: This land use is consistent with the approved Land Use Plan. Thoroughfare Plan: Not Applicable Development Policies: There are. no conflicts at this time. However, the developer of the adjacent M-1 property will be required to construct a screening .fence at the time in which that property is developed: Park Land Dedication: Park land has been dedicated for this subdivision. ENGINEERING Water: Water is available through an 8 inchline in Spearman Drive. Water is looped within the street system and ties. to existing lines in Spearman and Royal Adelade. This: water system is more than adequate to provide service to this development. Sewer: Sewer is available through an S inch line that is located across the back of this. development and a 6 inch line that is located in Pebble Creek Phase 4. This sewer system is adequate to provide service. to this development. Streets: Spearman and St. Andrews will function as collector streets and will provide adequate ability for circulation. Drainage:. The developer is currently analyzing the drainage patterns for this proposed development. This issue will be addressed .prior to .the issuance: of a development permit.. Flood Plain: The flood plain location is unknown at present. Oversize Request: The applicant is not requesting oversize participation in conjunction with this plat. Proposed Public Improvements: Public improvements consist of several streets, waterlines, sewerlines and underground storm drainage facilities. Easement Dedications: There are easements dedicated as shown on the plat. Sidewalks: Sidewalks are required on one side of Royal Adelade, Berry Creels from St. Andrews to Spearman, and St. Andrews. Sidewalks on Spearman Drive adjacent to this property were waived with the Spearman Drive plat and will now be required.
