Dear Veronica:
The drainage design of Shenandoah, Phase Five is entirely included in the
drainage report submitted with Shenandoah, Phase Four in April, 1996. For this
reason, no further drainage. analysis has been completed.

FINAL PLAT SUBMITTAL
Dear Shirley:
Attached please find the following items on the above referenced project:.
1. Application Form
2. Filing Fee of $200.00
3. Sixteen. (16) folded blueline prints of final plat
4. Two (2) sets of construction plans
5. Drainage Report Letter
6. Copy of Paid Tax Certificate
I have not included. an original Paid Tax Certificate because the original certificate submitted
in April, 1996 far Shenandoah, Phase 4 shows all 1995 taxes paid and is still current for this project.
Please notify me of the date. and time for PRC discussion of this project.. As always, I will
submit the signed mylar original as soon as all staff requested revisions have been completed and the
street light easements have been. added.

Staff determined that a .formal Presubmission Conference was not necessary for. this. final plat. I
called Mickey McClure on Monday, August 19, 1996 and informed herthat staff did not identify
any changes that needed to be made to the plat. I told her to submit the mylar original and 10
copies of the final plat by Tuesday, August 27, 1996 to be included in the P&Z packets for the
meeting of Thursday, September 5, 1996.
Parkland dedication was discussed atthe staff meeting on Friday and will be addressed as part of
the staff report. {A fee will be required in lieu of land dedication; 431ots x $225.)

Subject: Shenandoah 5
Nancy Froehling is wanting to pull "slab only" permits for this phase of Shenandoah. The only problem
with this, is that the streets do not have passing densities on the asphalt. She has stated that she has
~ contractual obligations to have some homes finished by December 1. In order to help her meet her
deadlines, Lance, Jon and myself have agreed to let her have the slab only permits with the following
conditions stated on the permit:.
1. Any damages to public infrastructure (i.e. curbs, sidewalks, etc), as a result of this permit, shall be the
responsibility of the builder to repair immediately.
2. The builder-will not be able to obtain a "full" building permit on any lot in Phase 5 until the final plat is
filed for record in the courthouse.
3. When the developer's contractor removes the asphalt on Front Royal Drive and Stony Creek Lane,
the builder will not be able to-use these streets for access to the building site until the streets are
approved and accepted by the City..
4. The builder will not be allowed to bring combustible materials on-site until the streets are accepted
`and approved by the City through the filing of the plat.
The contractor has submitted a LOC in the amount of $18,000 and some change to cover the cost of
~ replacing the asphalt. The City will retain this LOC as a guarantee to cover the cost of replacing the
asphalt in the event the contractor fails to do so.
