Culpepper EXECUTIVE SUMMARY: This is a final plat fora 2.37 acre subdivision located south of Holleman Drive near Anderson. Street.. The: current zoning is R-5 and the proposed useis for duplex development. All water, sewer, street, and drainage issues have been addressed. Parkland dedicationfees of $3600 are due. Thee staffrecommends approval of this final plat upon payment of these fees. PHYSICAL FEATURES: Location: This property is located on the south side of Holleman Drive between Village Drive and Anderson Street. Area: The total area being subdivided is .2.37 acres. There are two reserve tracts adjacent to the section being final platted that are part of the original parent tract. No. Lots: There are 81ots being .created by this subdivision. ZONING AND LAND USE: The current zoning is R-5 Medium Density Apartments. The proposed use is for R-2 duplex development. COMPREHENSIVE PLAN: Land Use Plan: The proposed land use is for a lower density development than the maximum allowed under its current zoning. Therefore, it is consistent with the land use plan for the area. Thoroughfare Plan: N/A Development Policies; N/A Parkland Dedication: There is a'$3,600 parkland dedication fee that is due for this subdivision. ENGINEERING: Water: Water is available for this site from a 12" line on Holleman Drive. Sewer: Sewer is available for this site from an 8" line on Holleman Drive. Streets: The street serving this subdivision will be a 28 ft. wide cul-de-sac approximately 250 feet long called Bright Circle. Drainage: .There will be a detention pond located in the rear of the subdivision between Lots 3 and 4. Its outfall will be through an offsite drainage easement. that extends along the rear property lines of the LULAC development and the Anderson Ridge Subdivision. The easement will terminate on Anderson Street but the drainage system will extend along the ROW of Anderson Street to a channel that runs through Lemon Tree Park. COMMENTSIRECOMMENDATIONS: The staffrecommends approval of this plat pending the payment of all applicable fees.
